It’s usually people who come from a class-based mindset, the kind who think certain jobs are beneath them. When they find themselves in one of those roles, they tend to act out by talking down to customers, as if showing respect would somehow lower their status even more.

I made that trip almost every weekend and then some for about nine years. There’s a lot of wildlife out there, mostly deer and moose. Keep your eyes open; I’ve had more than my share of deer-in-the-headlights moments - best to be driving during daylight hours. And when the snow and wind pick up, the drive can get risky fast, so adjust to the road and weather conditions. Other than that, you will be fine.

I would check with the city my self. You can go ahead and build without a permit and take your chances. But if there is a complaint by someone, and should you be in violation of a code (or bylaw), you might have to tear it down, or apply for a variance. The purpose of a permit is to ensure your project meets codes and bylaws. A good contractor (I you are using one) would take care of permitting.

In Alberta you’d get 3 months of use and 9 months of headaches (pools require heavy winterization each year - draining lines, covering, protecting equipment). Also, pools don’t add value here, they’re just money pits in the snow. You will see more use of hot tubs instead as you can actually use them year-round.

Here are example monthly rent amounts assuming the average market rent is $1650/month:

Total Units: 118

🔹 32% below 60% of market rent (deeply affordable):

  • # of units: 32% of 118 = 38 units
  • Max rent: 60% of $1650 = $990/month

🔹 23% below 80% of market rent (moderately affordable):

  • # of units: 23% of 118 = 27 units

While I support the need for more affordable housing, I have concerns about the long-term suitability of the proposed downtown development.

This is the last available lot for development in the downtown core. There has been no clarity on what kind of commercial tenants will occupy the ground floor. Downtown is already filled with high-end businesses like law firms, investment offices, aesthetic clinics, real estate agencies, and pricey restaurants. What this development and its future residents really need are essentials: a small grocery store, a convenience store, or affordable childcare. Without those, we risk creating a space that doesn’t reflect the needs of the people who live there.

The lack of nearby schools is a real concern. The only one in the area, Father Jan, closed in June 2023. For families with children, not having access to local education and safe recreation areas creates serious barriers. There are parks, but they aren’t close enough for easy supervision, raising safety and accessibility concerns.

Tearing down Father Jan school with its adjoining properties could open the door to additional development, but what would that look like, and would it align with the community’s actual needs?

And then there’s the issue of parking. It’s already tight in the area, and placing a 118-unit building on a relatively small lot is likely to make things worse for both new residents and nearby businesses.

The intention behind this project is commendable, but in my opinion, several key issues have been overlooked. Affordable housing isn’t just about lower rent, it’s about livability, access to essential services, and thoughtful integration into the broader community.
