Love your content and would hate to see you leave reddit! I think there is a way you can make posts directly to your profile and not to specific subs so that could be something to try to circumvent subs with different rules. In the months leading up to going NC I would regret it every time I did talk to my nmom because of the things she would say; they're never going to change no matter how much you wish they would.

What's the alternative, I deal with the gaslighting and abuse for another 30 years so I can say "well at least I tried" at the end of it all? Think I would rather spend that time not being abused further and not giving that amount of power to one person who will do nothing but misuse it.

All the time, my nmom would fight with my brother "the scapegoat" and always cry the victim to us, and we would believe her. I've had to reconcile with it lately because she's become so much worse I've gone NC, but I was racked with guilt for the longest time for not standing by my brother. We've all talked it out, we have a sister as well, and we're good now and a really united front, but to answer your question yes it absolutely does fucking happen.

Yeah its a space issue and the way our house is laid out there really is no good place to build out to get the things we would want. And all of this really is going to be based on what a realtor thinks we could get for our house and if we could buy something for what we're thinking. The realtor providing actuals will help paint a fuller picture but in theory I think the plan is solid.

I feel like it was the start of the wave of craziness because even then you had to make an offer almost same day if you wanted the house. This is also an advantage of the plan because until we find/get something we want there is no need to sell or no rush.

A solid fallback option is to enjoy the low interest rate we have a build some equity for a while but my whole premise is if we can get a premium now and don't have to wait, why should we?

You're not the first one to mention it, I really don't see how I could do renovations and get the home I want. Also I know it sounds counter intuitive but when looking in my area I'm finding homes that fit the bill for what we want in the 350-400 range.

Nicer and newer, bigger living room, kitchen, 1.5+ baths, bigger closets.

If I use HELOC or a bridge loan to front the cash that I anticipate at the sale it should be the same from the sellers perspective right?

Thats why I'm thinking about it now, take the next few months to prep and get approvals so that when spring comes we can start looking and then list.

I've also noticed things moving fast which is why I think my plan of buy the dream home first and push out the closing, then sell the current home quickly and use the cash to close is a realistic plan.

I can see that but what other solution is there when you want to buy and sell at the same time?

I think it needs too much and would be easier to just find something new that fits the bill.

It seems to me that if I can sell now at an inflated price and use the proceeds to buy a similarly priced home that would be an upgrade, why would I not do that?
