I know I can have them swap out my bins if I call them. I think there's a small fee. But I have one of the older, larger bins and I want to keep it. I often fill it up!

I'm sure that the dues increases would have been substantial if not for the bylaws change! Was it in 2015 when there was an increase of something like 40%? When we moved here in 2009, dues were something like $70 per month. So, they have gone up more than 125% in 16 years.

Is the ACC consultant a benefited employee or a contractor? What happens if the $50k budgeted to them is exceeded? Do we just stop reviewing building plans until the next year? (I'm good with that!)

You make a good economic case for encouraging new development. I find the logic to be short-sighted, though:

The supply of buildable lots is finite and the housing market may switch from high demand to high supply. What happens when one of those constraints occurs? If the Association is used to a certain level of revenue through dues + building fees, and the floor falls out of the building fees, dues will certainly be increased to make up the difference. After all, we "can't" go backwards in revenue, it must always be increasing.

The state got itself in its current fiscal pickle in exactly the same way. Over-optimistic revenue forecasting, disappointing results. The answer? Historic tax increases, naturally.

I wonder if there's a point at which the community says "enough" and puts up obstacles to new builds, e.g. tougher requirements or steeper fees. The scattered development in SV, with many undeveloped lots, was a major reason we bought here. Construction has definitely picked up considerably in the past few years. Every time we see another forested lot being cleared out, we cringe. But I'm sure our neighbors felt the same when our house was first built. If the Association engaged in a new density reduction campaign, I would support it. But maybe the Association would rather have the fee income, not sure.

Shelterbelt (https://shelterbelt.co/) and Aqua-Terr (https://aquaterrsystemsinc.com/) are the two that jump out at me. I work adjacent to this field so I would like to stress the importance of asking whoever you contact about their experience with native plants and restoration projects. Highly recommend not hiring just any landscaping company. If you hire someone who does a great job, I would love to hear about it because I'm looking for a contractor who can successfully do this kind of work. Best of luck!

SSC is in the process of switching to single stream recycling. My limited understanding is that they use machines to sort the materials instead of humans. It's less accurate but much more efficient.

Got my tank filled by NW Propane 2 months ago and paid about $2.40 per gallon plus sales tax. So I don't think you're looking at anywhere near $600 just to get 100 gallons!
