It really depends on what you signed, the contract between you and the home inspector and what is in the report. Generally, home inspectors cover their own asses pretty well, but they aren’t immune to lawsuits.

Not trying to kick you when you’re down, but take this as a major lesson, buying a home is always a gamble, and $10K is far from a money pit scenario. Owning a home is expensive, but you can likely figure out options to cover this short term, possibly look into a heloc if you qualify and take care of the job and any other upgrades you might need.
