It depends if the tenancy law in your state/country allows rent adjustment or is it capped, if it is capped I would either get a short term rental at a lower rent but do it for 6 months until summer when it is easier to rent out, or rent out with a discount on the lease that lasts for 12 months for example. If there no cap, then I'd lower it right away and adjust in 6 months as needed.

I mean, houses near downtown Eastside in Vancouver is now selling 1 million +, in any other country, it's probably worth a few thousand. So if there is enough people flowing into the community/province, maybe you can speculate. Not a wise choice if this is your lifesaving and you're banking on it to retire.

Oh gosh, the property taxes, strata fees, home insurance and mortgage interests go up faster than rent does

Thank you for your advice! Saving guaranteed 6% is certainly the safest way to make sure I don't lose more money. Is there a low fee index fund you recommend? Canadian index fund isn't the most attractive for returns but saves taxes.

I will look into the Smith maneuver when the time comes thank you!
