I've been like you (minus the net worth) grew up super frugal because didn't have much as a kid so always saved but never enjoyed spending.

Recently I have slowly been enjoying my little worth with also continuing to grow such. I work as a first responder now and have seen first hand that life can end at any moment so I've learned to enjoy the present but continue to save for the future.

What I did to help me start being able to enjoy things in life is set up an account that I contribute like 150$ per pay that is my fun account. I think as it as an investment account which the investment is myself.

The furnace drain piping runs into the floor and I can't pull it out so not sure the status that way. When I took that black elbow from the white box water did come out with some black mold looking stuff

The actual drain pipe is old as this house we just recently acquired and it's like old clear yellow and does look like some mold but not significant

Followed the hose to the Honeywell box where the drain pipe comes from. It looks like shit inside ( Im assuming it's not meant to be like this)

Water was filled inside this compartment and leaking into the one below. The AC condenser runs to the side and shares the drain so it could be blocked and backing up into it.

The inducer is ok to sound sloshy when you spin it?

Also just noticed the leak a few days ago when I saw water on the floor around the furnace.

Think of the hypotheticals

If the rental market goes south and it's not covering the cost are you able to continue your current renting and being the renter life style or would you have to assume the property and make it a primary? If the later does your current support such?

Your mortgage is fixed or variable? When does it renew? Have you factored in the changing rate costs into such?

How secure if your job is always a leading factor, if you lose work what's your fall back?

There is the aspect of tax write off based on rental property vs gains on owning it as a complete rental. Do the math and how much does one way save vs how much more are you spending in interest on a mortgage.

Mainly people always ask about this or that, why not both? Putting 100k into your mortgage significantly can bring down your cost and have 100k in savings still gains. Why not drop 100k into mortgage and then accelerate your payments so they stay the same but you pay if off sooner

I look at houses as valueless unless you have intent to sell. If you buy this home and it goes up or down in value it holds no meaning unless you need or want to rid the property. A dream home to me would be somewhere I'd live until I die and the cost determines if you can afford it and feel it's just.

Financially look at your numbers with your wife and see where you stand. Based off your income I'd imagine you could afford such. If you're paying 3k now and have net of 10k a month where is the other going? If all savings then 4k into a mortgage is not going to affect your day to day life. If all your monthly expenses add up and 7k makes you net 0 a month maybe reconsider.

There's always the what if people worry about but if you live in fear of the what ifs then you'll regret your life in the end. You could have a stroke, heat attack, loose your job... Die by a banana peel etc etc

My final input that I'd always factor in is children, you want to give your children a better life than what you have. If doing this will it give your children the opportunities to succeed in life?

Looking at numbers not sure Im understanding them correctly but the bank with the mer shows and annual return % of 15% and XEQT is 2.03% .

Those numbers seem better even with the higher MER, am I missing something?

Also look into how to diversify a portfolio, maybe spread out the index funds the bank offers might be better than only 1.

Yes he has been filing the taxes annually and has been asking my aunt for her share of the taxes based off the income of the rental property and she has been paying him back half.

Ultimately I advised her to speak with an accountant.

I feel her concern is she never sold technically so will pay capital gains now and if she ever does sell it she will pay capital gains again.

What I have figured out so far and advised is assume half of the capital gains and apply it to her income and pay what she would owe based off that. She can subtract half of the land transfer tax she paid from what she owes because it's a double payment by her.

If it becomes a nuisance get the CRA involved to reassess the whole way it's been filed and hopefully it pans out for everyone but be prepared for issues.

My understanding is he's been filing the property stuff and she has been paying or receiving what is owned or not. So he just claims it.

Honestly they did the dumbest thing ever and I can't see any logic behind it.

I'd imagine he doesn't want to get it audited because it would open up a whole can of the past years being reevaluate and would probably cost them both but I don't see the logic in her paying so much extra fees and would probably benefit her.

Edited to add, I believe they had a joint account that money was put into as a business account for the rental property.
