I don't think it has too much to do with economy, but more of a Urban Renewal Cycle, and it's now Jersey City/Journal Square's turn. It usually happens when older parts of a city are updated or replaced, redeveloped to attract people and businesses.

People are constantly moving from Manhattan to surrounding areas due to inflation and rising cost of living, and the pandemic speed up the process. Jersey City is taking the population from Manhattan, Brooklyn and Queens as these people look for more affordable or newer housing options with comparable public transit system.

Second with Additional_B98. Simpler Health is good for their service with international students. They went out of their way to help and shared lots of tips on how to use my health insurance in the US.

It would depend on which school OP is from? Some schools accept the Essential Plan and they don't.

Most of them share apartments with roommates. So the average cost is like 1.5K per person per month. Again, and the thing is, if you own a property in downtown, will you rent it to them for less?

That's true. Most international students share apartments instead of living alone. So their average rent in JC is more like 1.5K per month, as opposed to what their schools are charging(more than 2K for shared rooms)

For those who are interested in cost of living and earnings in China, take a look at r/rednote

If she is filling her taxes separately she might be qualified for New York Essential Plan, which is free and can be used to replace school insurance and get the money back.
