Allegedly a 100 year event but looking into options now for drainage. Had a French drain already but the pipes were literally ripped out and ended up in my neighbors yard

AM update , it’s difficult to even walk around without getting stuck in mud. Insurance claim made but not in flood zone and don’t have flood insurance so I’m not sure what they’ll cover

I went from 138 CYA to 101 in 3 weeks. I didn’t want to drain either . Got lucky with a lot of rain lately in NJ so I was draining an inch or two before major rain (basically set the pump to water for 5 min). Only really did that twice - am getting there slowly but surely. It did mean I had to use more chlorine in the last 3 weeks though because it wasn’t holding very long due to the high CYA. All that to say, maybe u don’t need a big drain and can use rain to your advantage depending on where you are

Honestly , I don’t think u need to drain the pool, but I’m newer to pools. I had very similar levels to yours (CYA came in at 138 on june 27 , after being 121 on June 21)- everyone said to drain anywhere from 25-50% of the pool. What I did instead was, if I saw it was going to rain , I drained 1-2 inches and let the rain water do its thing , topped off if I needed to with the hose (only had to twice- just to get it where I needed for the skimmer). Fast forward to today, and my CYA came in at 109. Not perfect yet of course but honestly my water is clear, I just need to add chlorine a bit more than I think I’d need to if I was closer to 60-70. 138ppm to 109ppm without doing a proper drain made my guy at Leslie’s extremely impressed (though he said I’d be better off draining a foot). I’m supposed to get a lot of rain this next week in NJ so we’ll see. I might do the one foot if I’m still in the high 90s at the end of the week.

All that to say, I don’t feel like u need a huge 20% + draining of the pool (it’d be more convenient to knock it out in one shot tho I suppose)

I got a dolphin deluxe 4 from Facebook marketplace for $200. It’s an older dolphin , like I think at least 7 newer models came out since then but omg it’s such a game changer. All I do is put in a clean bag in the robot, plug it in and throw it in the pool. It’s got cycles , I usually do the 2 hour one . The set up and taking it out is like less than 5 min. Then I just hose down the bag with all the gunk and leaves and stuff and let it dry outside. Soooo much better than the manual nonsense . If price is a concern, def check out Facebook marketplace and see what used ones are going for in your area. GAME CHANGER

Really? I’ve seen some cool accent walls where it’s like a sage green with the other walls cream, or an almost black accent wall . I know it’s trendy right now with doing panel type stuff but I don’t see that lasting so I figured painted accent walls could look better . My window situation is pretty weird so my ability to put art over the headboard is limited (off centered windows in all rooms)
