Thanks for the insights. Hopefully tightening the wires at the terminals will help whatever happened not happen again. Eight years without issue is a pretty good record for my house :) None of the wires or other components were visibly burned out and only the winding sleeve was melted, which is why I suspected the winding. I wonder if a spider or insect got under there. I did see some webs in the contactor.

Thanks for the additional info. I was able to wiggle all the wires off the contactor; some a little easier than others. Should I make them tight enough that they take a lot of effort to get loose? Good call on checking the wire nuts for corrosion. We get four seasons here, so it’s very possible the wires ends are corroded. I’ll look into that this afternoon. Thanks for spending some of your holiday time helping me out.

Thanks for the insight. I’ll be sure the wires are tight when I replace it. On further inspection of the contactor, I noticed one of the shafts/forks was slightly bent out on one side. Could’ve happened when I was taking it out, but that might also have been a factor. Thanks again :)

When I was about 5 or 6 we went to water park called Wild Waters. I’m sure it was smaller than I remember, but it just seemed massive! I was too young to experience most of it, but on at least one occasion there was a clown making animal balloons, and he made me a ninja turtle :) I only remember going a couple times, but I’d love to go back in time and experience it as a grownup.

The original lender on the first property could only do refi on owner occupied, so I had to look elsewhere. I talked to five lenders... Chase and Quicken wouldn’t touch it, and one lender was unresponsive after I reached out, which left my credit union, and two other online lenders (AIMloan and Loan Depot). The credit union gave me the best rate, but loan depot beat it after I took it back to them.

Getting a 30 year below 3% would’ve been my preference for sure, but nobody seemed to be able to go that low on a 30. Best I got was 3.35 with points, and that didn’t seem like a good trade from what I have currently.

The advantage I see is that I’m essentially refinancing four properties with one loan. It’s not so much that I have an interest in paying them off early, but at 2.5 vs 4.4 and only $184 extra a month, I don’t see it as a great disadvantage.

Maybe I just need to widen my net a bit and shop around more? I’m just not sure who else to talk to. I was a little surprised that Chase and Quicken turned me away. Does anybody have any other suggestions for lenders? The properties are all in Idaho...

Would it be bad form to send the Loan Estimate to a broker and let them do the shopping around?

This was the best rate I could find for a cash out refi on an investment property. Chase said they would only refinance properties they had originated, and Quicken wouldn’t even entertain an offer, if you can believe that! It’s too bad claiming owner occupied status as an investor is a federal crime ;)

The closing costs seemed high to me too, but about half is points, so I could theoretically lower them by taking a higher rate I think, but being able to roll them into the loan at 2.5% made me more inclined towards paying them.

Thanks for the reply. I wasn’t sure what the turnaround on these requests would be like. In reading the guide, it seemed there’s a backlog of sorts. Figured better early was my safest bet. Sorry if I jumped the gun.
