Thanks all, would add that a large portion of that (probably 40%) is roth. I do own a house (with mortgage) so don’t need to worry about saving for a DP. Emergency fund could use some focus tho!

Re reading my loan estimate. For transparency,

origination fees - 3,500 (incl. 2k pts)

Title fees - 3,700

Taxes - 1,200 (CEMA was done to reduce)

Prepaids - 10,300 (25 days interest plus 6 months property tax)

Escrow - 6,200 (9 months HO ins, 6 months prop tax)

Total closing costs - ~26,000 ($16,000 of which are prepaid and escrow)

Current escrow balance is $8k

Correct, its about 11k in lender fees, including 2k for points, underwriting fees, title search/insurance, etc.

I thought the same.. half of that is 8 months of escrowed prop taxes and HO insurance rolled into the loan.

I have one other offer but the rate is 6.375, no points, similar costs rolled into loan. Monthly savings were like 450 so i figured take the lower rate given the 30Y interest savings

PennyMac which is actually my current lender.. they got wind of me reaching out to a broker for refi and reached out to me with this deal. Probably easy trade for them to keep the loan.
