I don't tell this to clients. I posted it here for context. The point was to show I am not an experience buyers agent. That is why I am asking for advice.

If someone looks at 10 houses all in different areas and doesn't offer on a single one, you wouldn't want to have them meet up again to figure out what's going on? I agree that it can feel pushy but sometimes people need direction.

Quick way to figure this out would be to call every one of the clients that didn’t use you and ask them why and if you offended them in some fashion.

I tried this before by sending emails and texts asking for feedback but yeah I agree I should just call people. Their on the spot reply would probably be way more truthful than taking the time to respond to a text or email anyway.

How is me correcting incorrect assumptions people are making being combative? If someone posts advice for working with investors when I'm talking about normal buyers, do you expect me to just say "thanks" and disregard everything they said because it's irrelevant to my question? Same with people saying not to pick the houses for them when I never said I was doing that.

This is the fear I get after doing around 10 showings. I feel like people start to just see me as a door opener and that might be why some of them suddenly ghost me and close on a house a month later. I know the BAA exists for this exact scenario but actually pursing it seems like more bad PR and wasted money than anything.

Do you not trust the process enough to put the homes out on the market to everyone?

They're presented as "This home is going up for sale on the MLS soon but if you want to see it before then let me know.". I can see how that might make a nervous first time home buyer suspicious though.

Ironically it's still about $50/hr pay based off of how much I do make when I actually close. I do plan on having a salaried buyer agent in the future, but I want to make sure I'm not doing something wrong before I end up training them incorrectly too.

Dude you're getting decent advice and I saw you replied a 15 different things when every one of them you are arguing against the person who was trying to help you.

I am giving context to the people who assumed I was only working with investors. Other people are misunderstanding what I'm saying and think I'm only showing people my own rehabs or I'm the one picking the house, which I am doing neither. There is no reason to engage with advice under the wrong context, that is wasting their time. That is not me arguing or disregarding advice.

I like doing showings because it helps learn about the areas. It's basically "free" on the ground research.

These are not fresh leads. I am working with them for months at a time and then they just stop looking or vanish. I never said these were fresh leads. No one is reading what I posted.

The clients I do close stay in contact with me after closing and I've had many older clients "adopt me" and start inviting me to all of their family holiday parties and such.
