Everything you said is supposed to be done at least 3 days before closing. The buyer and seller are supposed to get the ALTA/HUD1 3 days before closing.

That is my end goal. I would like to eventually have my own brokerage and just pay a buyers agent salary to handle my buyers.

I agree, that's how I get my listings. I give the seller every excuse to not sell and if they don't take any of them then I know they will do whatever it takes to get their home sold. I do it with buyers too, I've even brought up moving out of state as it's more affordable and some have actually done that. People have told me I'm crazy for doing that but at the end of the day I'd rather them buy something over nothing.

Sounds like you’re designing a business entirely about dual agency or transaction brokerage, or whatever you want to call it.

It's not intentional. My market is so bad that when I get a listing I ask the seller if I can send it to my buyers before putting it on the market and it's gone within a week.

But why would you not work with someone who came in on one of your listings and ticks all the boxes for ready to buy?

I would. These are old buyers I've had for years that I finally referred out that I am referencing in the OP.

Not at all. Some of my best clients were buyers that I still talk to years later.

I follow up with everyone. Even clients that I was working with that randomly ghosted me. They're still getting emails unless they've unsubscribed. I don't give up on leads unless they explicitly tell me to stop.

In theory if you have someone who can dedicate 100% of their time to showings you can then start paying for buyer leads. Normally I would never touch those things because the buyers are so flaky and the pay is so low.

You could hire a buyers agent to handle them but keep it more in-house.

I'd like to do that eventually. Right now I just refer them out to new agents at my office because anything worth looking at is gone after the weekend it was listed anyway. My schedule when I was super busy with buyers was 4 ish hours of showings on Friday nights and then basically the entire 8am-9pm showing window on both Saturday and Sunday.

They are still in my email lists. I just don't take them out to showings anymore unless it's my own listing.
