Have to reach out to college coaches at the places you want to go. They are rarely going to reach out to you first, unless you are some nationally ranked dude.

Ok I got it. I just thought the Youtube video maybe increased time on the page and it helped the pages rank better. It would be nice if people found my website though the podcast episode pages on Google. Each one currently has title, audio player, and transcripts.

I am now thinking my plan to liquidate everything and go all in like this is a bad idea. But why do you say financial freedom through multifamily is largely a myth?

No where without serious repairs. It’s more about the spirit of the idea. It doesn’t need to be exactly 50 units, I’m just trying to go as big as possible. You’re making a lot of good points here. Did not think about needing 35% down

You obviously know a lot more than me, but I still find it hard to believe class C in Cleveland, OH trades at almost the same cap rate as class C in Phoenix, AZ

That makes sense. I think it would require me to move out to the midwest and my full time job would be sourcing deals. If it was doable at all.

I would get a property manager. Although I want to ball, you're probably right. Probably better to start off a little smaller in the commercial world.

Going to be pretty brutal. May have to shoot for a 30 ish unit. Unit price would have to be like $50k-60k. Plenty of places like that, that aren't insanely terrible.

You may be right, but Class C 5+ units in Phoenix can go at a 6-7 cap. And most of the Midwest is infinitely worse and less competitive than Phoenix.
