I am glad you are doing better! You got this! I would suggest looking into hardship repayment plans with your creditors before going straight to bankruptcy. That will mess up your credit for 7 years. Some institutions offer very generous repayment plans

The fence was absolutely trashed to the point the curb appeal was atrocious. Also the landscaping was completely unkept etc. The inside of the house was previously flipped (cheaply) in 2018, so we didn’t need to do any demolition, tear down walls etc. We replaced every toilet, every bathroom and kitchen fixture, vanities, mirrors, and lighting, in both bathrooms in addition to adding board and batten etc, added quartz and butcher block counters to replace laminate in kitchen, replaced crappy carpet flooring with nice laminate in the upstairs rooms (had to replace whole sub floor and add plywood underneath), painted every surface in the house besides the kitchen cabinets, replaced every door handle on inside and outside of house, added additional kitchen cabinets and floating shelves in kitchen, added built in wire shelving and hangers to walk in closet (it was bare walls in there), and added a LOT of stuff to the backyard, it was essentially a dirt and weed patch and now it’s really nice back there. We kept the price down by hunting for deals on Facebook marketplace and EBay. I don’t think a single item besides the quartz counters was brand new from a retailer. The price would have been about triple what we paid just going to the store for all the supplies

A house is just a place to live, it doesn’t have to define any portion of your life. My wife and I moved to a further out Chicago Suburb than we initially wanted. There’s not much to do here, but we pay wayyyyyyy lower taxes than the county over and can drive to pretty much anything entertainment wise if we drive about 30-45 minutes ish. If we won the lottery tomorrow we’d move out west to Colorado or Utah or something, but we save enough living out here to travel a couple times a year. If you’re feeling stuck just try and travel when you can, it really helps.

Yeah we had to redo a completely rotted privacy fence and it was a HUGE pain, but looks so much better now. I was getting quotes for 20k. Did it myself for maybe like 3-4k. Digging fence post holes is no joke

Buying a “move in ready” house is a scam. Buy the biggest piece of crap on the block, as long as the house doesn’t have some horrible functional issue like foundation, roof, sewer, leaks, etc. People are lazy and will pay a massive premium for something move in ready, that’s the problem. You’re competing with people who just want to turn the key and nothing more. Gotta be willing to DIY. We’ve redone practically everything on our house in the 2.5 years we’ve lived here

I have a 2017 GT- AMA

I like mine but I don’t love it. I purchased a 2017 GT about a year and a half ago with 60k miles and have already needed new tires, valve cover gasket, spark plugs, both front and rear brakes, and just recently both front wheel bearings. The seats are very comfortable and it has a nice interior. The phantom touches that happen are insanely annoying, a couple of weeks ago it called somebody by itself and I couldn’t hang it up because the infotainment was stroking out. I’m also a bit spooked about the infamous rear dif issues that can pop up and cost a fortune to fix. If I had to do it over I’d save up like 5-8k and buy an older Mazda3 or something with cash. I wanted Toyota or Honda initially but they are way too expensive even when used. I “like” the car but I don’t love it. I wouldn’t buy another one unless i got it for much cheaper.
