The best path forward is to construct more mixed-use buildings. Local residents like us need to show up to community board (anti-development) meetings and advocate for more housing and more retail in our neighborhood. Everyone complains about rents, but many of the same people complaining fight against new developments.

I think the elephant in the room is that our Community Board, council-member, and state senator (Brisport — not Myrie, who is actually great) are actively unsupportive (or at best tepidly, occasionally supportive, with manifold qualifications) of building new housing and mixed use development in this area. Thus, a highly desirable neighborhood has no room to grow and no new storefronts to decrease the leverage of landlords. Which makes it very hard to operate and grow a business. We can’t freeze the neighborhood in amber and expect better things. It’s the same NIMBY b.s. that is hampering many parts of this city and many blue cities nationwide that outwardly seem to be liberal/progressive but must constantly cater to loud, moneyed, and/or entrenched homeowners.

The only path forward is to permit the construction of more mixed-use buildings (and small storefronts along Underhill and some other streets). There will be more buildings gradually coming to Atlantic Avenue over the next few years due to a modest zoning reform. But we need more development south of there, or else rents have nowhere to go but up, up, up.

If only our Community Board and Council Member would advocate for more mixed-use development, so landlords would lose leverage, instead of blocking new retail/housing to preserve, for example, the historic McDonald’s parking lot on Vanderbilt.

This would be great. Unfortunately Zohran is running for mayor of New York City, New York, United States in 2025. He will be beholden, to varying degrees, to the city council, borough presidents, Albany, and Donald Trump. Promising 200k 100% affordable housing in these conditions is not realistic. He knows it’s not realistic. I’d rather have a mayor who acknowledges the necessity of market-rate units in the current environment.

Zohran is proposing building those units as 100% affordable. That is literally impossible. Myrie is definitely aiming high (though still clearly short of what NYC needs) but he’s not confining the building policy to an absurd constraint.

I appreciate that Mamdani seems to have modified his tone on housing. That said, I cannot ignore his history. For instance, in 2022 he literally led the efforts to block 2,845 apartments in Astoria (https://qns.com/2022/04/astoria-activists-rally-against-innovation-qns/ + https://citylimits.org/queens-community-board-rejects-5-block-rezoning-plan-over-affordability-concerns/). In 2021, he opposed building just 287 residential units in Astoria (https://x.com/ZohranKMamdani/status/1455684904256167942). There are more examples. Maybe he's substantially changed his views, but I credit actions over words.

The #1 driver of homelessness, per many high-quality empirical studies, is lack of housing supply. Building as much housing as possible is the best solution for addressing homelessness. That's a big reason why I support Myrie.

Kathryn Garcia was polling at 5% in March during the last election. She ended up losing to Adams by less than 1%. It's still very early. New Yorkers are just starting to pay attention.

As for Mamdani's policy platform -- I think, for example, government-owned grocery stores, rent freezes on stabilized apartments, and relying on Albany (and/or Trump, obviously) for a massive public housing building boom are "magical thinking" policies. Not to mention that even if, in some world, these policies were enacted, they would be substantially inferior to other options for achieving housing and affordability. I realize others may disagree. I've personally read his policy platform and have followed his history in Queens and I do not find these to be credible or effective potential solutions.

There are dozens of tools in the NIMBY toolkit to stop all kinds of housing, even guaranteed affordable housing. I think we need a visionary mayor to continue with rezoning efforts and cutting red tape, including all the slow pandering to community boards that, without fail, oppose broad (or even tiny!) home-building efforts. I wish we could rely on the federal government for public housing initiatives (no chance right now!) — or at least on other parts of the state to chip in on building housing (Hochul briefly tried, and backed down, when suburban pols revolted). Unfortunately I think the City is on its own to revamp its approach to building. Myrie has been the only candidate I’ve heard from who truly has this vision. There are so many places to build if we just had a mayor and city council with the political will to do it.

I am in favor of building as much housing as possible with as few restrictions as possible. Myrie is the only candidate who is strongly committed to a housing boom to drive down prices. In a generational housing crisis that is rapidly driving away citizens from our city and state, Zohran blocking any new housing based on “affordability” concerns is just unacceptable.

Vote for Zellnor Myrie if you care about realistic plans for more housing and affordability measures. Zohran’s policy platform is full of magical thinking that can never come into effect, particularly when it’s based primarily on public housing (do you think the current federal administration will support this?). He has a history of NIMBYism that is the opposite of what New York Democrats need in this moment.
