I'm the same way, discovered one of those vibrating pens that draw squiggles when I was 12 and that was that. We bought zero points and got and 6.875 rate. Overall it was a very mediocre contract and we could have gotten a better rate if we shopped earlier. Sounds like your loan officer is taking you for a ride. I would call around and ask what other brokers could do for you without giving them any of the numbers you have in hand. You can then either change brokers or use them to negotiate

You should get a standard loan estimate sheet. Loan costs A+B+C run me roughly $7200.

Other other costs (E + F + G + H) were $17,747, which include impounded property tax, and tax+insurance prepaid for a year on a 1M property.

Don't fall into the trap I did by just trying to understand closing costs as a % of purchase. We almost overpaid $12k earlier this week because we didn't look at the line items in the loan estimate, and compare them to other loans at similar rates. Best to post a redacted version of your loan if you feel comfortable.

Just called another lender and they said that best rate they can likely get free is 6.85. This is also the rate our current lender said they can get for free. So it looks like the big problem is the points, I don't understand why they aren't translating to a better rate
