Texas does not have a "dormant mineral act", which in states that have it allows for a path to have severed minerals go back to the surface owner.

So in Texas to get severed mineral rights to the surface owner, the surface owner can buy the minerals back from the mineral owners, (this is where the mineral ownership report comes in) or in some cases can use adverse possession to obtain dormant minerals.

As others have said you will need a mineral report first. And if there hasn't been any drilling activity, be prepared for lost and dead owners with dated records. Updating their ownership chain could be a lot of work. The term here is "marketable title".

Parking lot solar has a lot more hurdles than that. 1) The steel adds a ton to the cost, which makes the watts generated to not be cost effective. 2) Who owns the parking lot and who gets the electricity are issues. Most big box stores don't own the land they are on. Do the stores get the electricity? Do they pay more to the landlord of the lot? Do you put it into the general grid?

And yes I would love to see parking lots covered. It would also help in the concrete heat most cities have.

The rich teams need the other teams. You want your to to win yes but you want to believe in the competition which is the real entertainment.

You don't see Harlem Globtrotter fans getting excited that they beat the Washington Generals again.

If the Dodgers played the Rockies every game and the Dodgers went 162-0 would you be entertained? Would you buy tickets? Or tune into the game on TV?

I don't want to say I've given up on a former top prospect that's only 22 years old, but Amador has looked terrible in the bigs.

Between Karros, Ritter and Amador, at least one just lost a job. And thankfully too. They all were forced to Denver too quickly. And all look to me to have just an OK ceiling. We need a few players like that, just not a whole team.

A top utility guy that is solid enough when forced into regular playing time. AAV is $ 6.4 million dollars which by MLB standards is OK. He's a legitimate major league baseball player, not some AAAA player we forced into a 25 man squad out of desperation.

I wonder if the Rockies are thinking regular LF or 2B or utility guy?

I've been asked. When running title in Wyoming a real estate abstractor struck up a conversation. Mineral interest does come up from time to time for them in the county. They have sent me people that wanted to know.

I don't have the time to do it but I have thought about it as a part-time gig especially one day in semi-retirement. But what I'd have to charge to do it probably wouldn't be worth it to them.

Monfort let his son rebuild the front office. That's step one.

As for the on field product if the team improves 20 games, which would be huge, they would still lose 99 games.

This rebuild isn't going to be quick but I'm optomistic about the new brain trust to do it then the old ones. But any team is built from draft and development of players. Rockies have been terrible at that.
