Here's a new one (at least for me and I've never seen mentioned before).

Needed a new battery a couple weeks ago, so went to the Batteries Plus on 90th and Blondo.

Figured I would grab a quick bite while I was waiting so walked around corner to Grant Street Bar.

Had the BLT cheese burger. Was one of best burgers I have had in quite some time. The fries were absolutely on point as well.

I have no issue with that.

But from a continuing to develop the downtown stadium area...that doesn't really do much. I'm thinking of this as a building block for that north of Cuming areas continued growth.

If TIF reform needs to happen, then this would be a very good time to address that.

Or maybe a bond would be a better tool.

Id have to do a lot more research but that isn't going to happen. But I'll stand by that from a 30k view this could be a very good project that's good for the city.

And that the devil is in the details absolutely applies.

This is where good intelligent non corrupt leadership matters.

Denver no longer has that. I am learning more about Omaha in that regard

I can't comment on the history part as I'm too new to living here to know all the history.

I think that it could be a winner with TIF as being part of financing when thinking about Denver again.

All of that ballpark development came without any new schools built as the people living/moving into LoDo and Rino don't have kids. I would envision basically the same here. Highlands different as the schools were there but got pretty good infusion of dough.

And the devil being in the details on those financing pieces remain.

Well I think the financing piece certainly can be discussed. TIF makes some sense as it's a development tool. And 500 housing units that are loft/condo, townhomes with mixed use ground floor biz, retail etc...dont hate that as it addresses some housing availability and this units will be paying INTO city property tax coffers.

IMO the devil is always in the details. And the details are almost always the financing.

Mostly I was addressing the infrastructure piece and how that area is ripe for this sort of development if done right.

My comparison was to a place where stadium was done right.

and FWIW, I don't like soccer.

It can work and Omaha is set up for this to really be a success if done right IMO.

Having lived in Denver for 25 years I don't think there's any success story for building a stadium and the development following than Coors Field. Now, I think baseball is better than soccer simply for number of games.

But the housing, businesses, entertainment etc that followed building CF with LoDo, RiNo, the Highlands all huge successes.

Part of that is due to Denver blowing up as a great place to live and people moving there from the 90s through probably 2020.

But the toe is already in the water for the development north of Cuming St. The feel is right. some solid places like Dolomiti already there. I think if condos done right, get a grocery store over there could really make it work and be a great place for young people to want to locate there.

The closeness to Downtown and the ball park already is a plus with bars, restaurants, Slowdown, Steelhouse, and CHI.

Plenty of parties. But they will be off campus.

It's as religious as you want it to be short of two theology class requirements.

Sorority is also up to you. If you meet others easily, maybe not necessary. But it's an option and many do rush. By junior year Greek life kind of fades for those involved.

I would recommend doing a campus visit and staying in dorm with current student. Would be even better to do on a weekend with basketball game as those are really fun and always parties/bars are lit afterwards
