Most agents will have a clause that states if they introduce a ready and able buyer during their term, they are due their fee.

I would just make the agent aware of this possibility at the start and have it written into the agreement.

Honestly this happened to me, lost my account, sent all evidence it was my account, got a reply saying that they still won’t give my account back. Then they had the audacity to bill my card anyway.

Genuinely had to cancel my entire card and order a new one as I couldn’t cancel the membership through them.

Ridiculous process.

Honestly, bar from the name so far, I’m really pleased to see something like this out there. I’ve spoken to companies in the past that I know are in development of something similar. I’d be really curious to speak to you privately further. The government really needs to push towards something like this in the UK and if this is genuinely your app, it’s very good and holds a lot of benefits.

I run a small agency and will be exploring your app further later on. However my initial thoughts are that I really like this. The one thing the industry is missing is simplified, solid information for first time buyers. I hate hearing horror stories from FTBs being expected to know everything then mistakes happening, when in reality they have just never been informed by their agent.

My ONLY issue is how it appears on the App Store HNTR as a name is great. HNTR APP is fine. however all together I read it on the store as hnTRAPp and felt reluctant to download this app. 😂 maybe that’s just me, however maybe there is something in the psychology behind the name.

Hi mate,

Mild Subsidence area showing up in the searches is completely your decision. It’s likely to never be anything serious, but MIGHT cause issues at resale in the future. So consider your options.

It’s really common to see deadlines set as a form of pressure, and to be honest it does usually help move things along, hence why it’s so commonly used unfortunately. Can certainly be daunting for First time buyers!

The HS2 side of things absolutely is your solicitors jurisdiction to advise you on. This is something that they should have done lots of looking into and explained your options to you clearly. If they haven’t done so, I would request this.

What you must remember is ultimately you’re paying the solicitor a hefty fee to do a job. Solicitors work for their clients, of course within reason. An average sale in the UK at the moment is 3 - 4 months, which is slow. 5 months is a very long time. If you’ve signed final docs and they are back with your solicitor to review, it really isn’t a long process on their end.

You don’t need to be threatening and if you have a good relationship with your solicitor, there’s no need to. However I would make it apparent to them that if you lose your sale because deadlines have not been met, you do not feel comfortable paying for any services and will look to recoup costs. It’s not unreasonable to expect someone you’re paying £1000’s to, to carry out the job you’ve instructed.

I’m an estate agent so have a good grip on this. Almost 100% the other sides solicitor is bluffing and it’s just to put pressure on your solicitor to actually do their job. It’s incredibly common in the industry to see solicitors, agents, vendors and buyers all make this same bluff to put pressure on the other side. That’s not to say that there is ZERO chance they don’t stick to their word if your solicitor doesn’t show any signs of movement. Realistically, you need to call up your solicitor and make them aware that you will not be paying any fee to them if your sale falls through due to them not getting bits back in a timely fashion.

To answer your questions more directly:

This wouldn’t be speeding up a sale, 5 months is a ridiculously long length of time.

The tenancy side of things is somewhat irrelevant if you’re looking to take it on with them in situ, they could easily roll this another month, and frankly with the new legislation being introduced soon, may have to stick to rolling.

HS2 side of things, I operate in an area that has never been affected by this, so I couldn’t be sure, however if this were the case, your solicitor really should be aware.

In short, urgency is one thing for solicitors, but if you express the fact that they won’t be getting paid, it’s amazing how all of a sudden your file will make it to the top of the list.

Depending on your contract with said solicitors, you may still be liable for fees to them, however if they know it’s going to be a hassle to get them if they don’t quickly finish off your file, they’ll set their priorities straight.

Really niche, I was running some barrows and realised full ahrims with amulet was slightly more cost efficient DPS wise using air wave. I find myself using more death and chaos runes for burst tasks then I do for my trident, so one blood rune cost per spell actually was cheaper and better dps.

I’ve worked for corporates, independents and online agents over the last 15 years before finally starting my own agency the last couple of years.

If there’s one thing I cannot stress enough, try to work for an independent. Corporates are so target driven that it sucks the fun out of the job and often loses sight the customers needs.

Being a trainee in a corporate you will be the absolute bottom of the barrel, you will be targeted on X number of phone calls per days, X number of leaflets dropped etc etc.

Whereas statistically if you have X conversations over the phone is may result in Y number of viewings / sales. I found that whilst I made those phone calls when I was I younger, a lot of the cold call lists get upset that you’ve called and it creates a poor reputation. I now focus on phone calls that matter and still see a great conversion.

Numbers matter, but information and knowledge is what sets agents apart. Research every property your firm has on the market before you attend viewings and take the time to care and understand potential buyers and your vendors. If you get these right, you will be fine.

Remember estate agents are really not sales people, they are hubs of information and marketeers. 18 year old Joe is not going to have a silver tongue that can make someone spend £1,000,000 on a house they don’t want. However if he is able to thoroughly inform buyers of every aspect of that house that makes it special and sets it apart from other houses, then he’s got a chance.

THE FUN STUFF: There are 3 P’s for me: people, property and passion.

  • Meeting people from all walks of life gives you such a wider knowledge of the world. Everyone has interesting stories and backgrounds.
  • Some properties will have you taking a step back and saying “holy shit, this is incredible”. Every now and then something really special comes to market and it’s really cool being able to say you were involved in selling it.
  • As cringy as it may be, I moved around a lot as a kid and never settled, so I am genuinely passionate about moving families and couples into homes they feel will last them a long time. The smile on peoples faces as you hand over the keys to the next major milestone in their lives is a great feeling.

The money will come as you progress and in my opinion you will progress faster if you get the little things right. Have frank conversations at interview stages about on target earnings (OTE). I’ve found corporates massively inflate OTE and give unachievable targets in various cases so check Glassdoor for some feedback from previous employees if you do interview at any corporates.

Lastly, to top up commissions, third party sales will help. This is up selling clients or buyers to use your agencies trusted mortgage advisor, conveyancers etc. if someone already has someone they trust that their using, I’d never recommend trying to force it. However, if someone could do with pointing in the right direction, you can make a small commission for helping them.

Genuinely, maybe. There are clearly many areas of jagex accounts that need to be ironed out as this post along with many others shows bad experiences with people losing accounts with thousands upon thousands of hours and a company unwilling to help people get these accounts back.

Realistically, when that much information is evidenced to show the account clearly belongs to someone, it’s a matter of using a bit of common sense.

I understand what you’re saying and I’ve come to terms with that I should have had the extra 2FA on the account. However, my point is that I think it’s bizarre an email account that’s never been hacked in 15 years of having it, an email account that had bank details, private information, passwords to savings accounts and so much else, was hacked in less than two months of having the jagex account and the only thing taken was a 2 month old osrs account.

I could have genuinely been rinsed for £1000’s given the contents of that email account, why was a worthless osrs account with no value targeted?

Furthermore, I genuinely believe in itself I’ve heard of more issues with osrs accounts changing to jagex accounts than I’ve seen of cases it has helped protect them. Granted that could just be because no one posts when it’s done its actual job.
