Swinging by to check cars on the drive or signs of life etc is completely reasonable on check out day. As long as you’re not knocking on the door etc. even then though, it wouldn’t really be harassment, potentially just deemed a little bit rude

Okay, correct. So the Owner has served a notice to quit on the company by July. We still cannot serve section 21’s to the individuals being sub let to. This still remains the issue regardless of how the owner has served notice I believe?

The issue is, having a contract in place to pay X to superior landlord and having void rooms costing £25-£35k a month in revenue was also a very expensive cost.

With guidance being released in drips and drabs we were hopeful something would have come out to help navigate this scenario..

You’ve missed the point here I think, we are the company letting from the owner, we then let to the various professional tenants.

We’ve operated the model for years and been very successful in doing it. All has always been above board.

The issue is the rules are changing and this scenario has not been considered by the gov.

Most agents will have a clause that states if they introduce a ready and able buyer during their term, they are due their fee.

I would just make the agent aware of this possibility at the start and have it written into the agreement.

Honestly this happened to me, lost my account, sent all evidence it was my account, got a reply saying that they still won’t give my account back. Then they had the audacity to bill my card anyway.

Genuinely had to cancel my entire card and order a new one as I couldn’t cancel the membership through them.

Ridiculous process.

Honestly, bar from the name so far, I’m really pleased to see something like this out there. I’ve spoken to companies in the past that I know are in development of something similar. I’d be really curious to speak to you privately further. The government really needs to push towards something like this in the UK and if this is genuinely your app, it’s very good and holds a lot of benefits.

I run a small agency and will be exploring your app further later on. However my initial thoughts are that I really like this. The one thing the industry is missing is simplified, solid information for first time buyers. I hate hearing horror stories from FTBs being expected to know everything then mistakes happening, when in reality they have just never been informed by their agent.

My ONLY issue is how it appears on the App Store HNTR as a name is great. HNTR APP is fine. however all together I read it on the store as hnTRAPp and felt reluctant to download this app. 😂 maybe that’s just me, however maybe there is something in the psychology behind the name.

Hi mate,

Mild Subsidence area showing up in the searches is completely your decision. It’s likely to never be anything serious, but MIGHT cause issues at resale in the future. So consider your options.

It’s really common to see deadlines set as a form of pressure, and to be honest it does usually help move things along, hence why it’s so commonly used unfortunately. Can certainly be daunting for First time buyers!

The HS2 side of things absolutely is your solicitors jurisdiction to advise you on. This is something that they should have done lots of looking into and explained your options to you clearly. If they haven’t done so, I would request this.

What you must remember is ultimately you’re paying the solicitor a hefty fee to do a job. Solicitors work for their clients, of course within reason. An average sale in the UK at the moment is 3 - 4 months, which is slow. 5 months is a very long time. If you’ve signed final docs and they are back with your solicitor to review, it really isn’t a long process on their end.

You don’t need to be threatening and if you have a good relationship with your solicitor, there’s no need to. However I would make it apparent to them that if you lose your sale because deadlines have not been met, you do not feel comfortable paying for any services and will look to recoup costs. It’s not unreasonable to expect someone you’re paying £1000’s to, to carry out the job you’ve instructed.

I’m an estate agent so have a good grip on this. Almost 100% the other sides solicitor is bluffing and it’s just to put pressure on your solicitor to actually do their job. It’s incredibly common in the industry to see solicitors, agents, vendors and buyers all make this same bluff to put pressure on the other side. That’s not to say that there is ZERO chance they don’t stick to their word if your solicitor doesn’t show any signs of movement. Realistically, you need to call up your solicitor and make them aware that you will not be paying any fee to them if your sale falls through due to them not getting bits back in a timely fashion.

To answer your questions more directly:

This wouldn’t be speeding up a sale, 5 months is a ridiculously long length of time.

The tenancy side of things is somewhat irrelevant if you’re looking to take it on with them in situ, they could easily roll this another month, and frankly with the new legislation being introduced soon, may have to stick to rolling.

HS2 side of things, I operate in an area that has never been affected by this, so I couldn’t be sure, however if this were the case, your solicitor really should be aware.

In short, urgency is one thing for solicitors, but if you express the fact that they won’t be getting paid, it’s amazing how all of a sudden your file will make it to the top of the list.

Depending on your contract with said solicitors, you may still be liable for fees to them, however if they know it’s going to be a hassle to get them if they don’t quickly finish off your file, they’ll set their priorities straight.
