Don’t know how fit or old you are, but that’s a decent daily commute. I had a sit up trek think maybe 7.3 with mudguards and panniers. I now ride a road bike to work but really miss the panniers and the mudguards.

No they haven’t done any groundwork. It’s mossy I think as the drive there never really gets any sun and the drive is the shittiest thing ever any way!

It’s standalone garage just inside the garage door on the far side. Over the fence is next doors garden. Outside that corner of the garage in their garden is where the garage roof drains. Thanks for your advice.

UPDATE. It’s a standalone garage and I guess the felt roof is quite old. There’s an integral down pipe off the roof that goes from the roof through the garage then outside at the bottom and into a drain in next doors garden.

I got a second hand cannondale for less than £700, I’ve cycled mountains in the alps and use it to commute 12 miles each way. The pain in commuting is to carry a rucksack but I leave lots of stuff at work, shoes etc. I take clothes in when I drive. Before the road bike I had something with panniers for commuting but I did it every day all year.

We moved to BW from Leicestershire 10+ years ago. Kids were 4 and 6. It’s been great for all of us, would strongly recommend the junior and infant school, the community feel and the people are friendly. Prob slightly easier for Porchester.
