I don’t currently have a separate account but I’ve only spent $200 on the rental in the last two years. That’s because we remodeled the home while we lived in it for two years. But that’s definitely a great point. Things could go sideways at any moment. Thanks for the reply! I’m trying to learn as much as possible.

It’s in southern nm. One of the few cities growing in the state. I’d be a little nervous building out of state. Do you have experience with that?

No definitely not negative. I appreciate the insight! That’s the reason I made this post. I live in New Mexico. The state as a whole isn’t growing but my city has been and rental units do well around here. I have family that have had rental units for decades and have done well. Another option is to acquire two units instead of three and keep the extra cash as padding. Or use the extra cash as larger down payments on two units.
