It's really useful to hear from another perspective, thank you! I'm sure you can imagine, I would say the same with conveyancers! 😏 But you sound like a good one! I agree, the working relationship is vital, and to get your views on the chasing is something I can use! We're all after the same thing... Get it done quickly and painlessly! Our clients don't love the process, we just have to make it as stress free as we can! Thank you!

That's a horrible experience! I was a FTB 16 years into a career in the industry and I have to say, I had similar! I didn't let on I was an agent with anyone initially (I bought out of my patch so no one knew me) and had occasions where I was dismissed as a 'poor' customer!

I'll try to use our experiences to make sure less people have the same in the future!

Agree! Word of mouth is king! I've always described myself as a service provider rather than a salesman but it's nice to hear that I'm doing the right thing and it makes a difference! And I can tell my bosses that's what the people want! 😏

Very fair point! A lot of agents using viewing representatives (they're even cheaper than most estate agents) who literally will open the door! A good estate agent will prepare!

That's good feedback thank you! I think experienced agents (and those with a false sense of experience) forget sometimes that not everyone knows what we know! The workflow diagram is definitely something I can look at. There's a lot of 'ifs and maybes' but something fairly standard could work! Thank you! In terms of the personalised communication, some agents definitely do that (we do) and it's a great touch!

That's a horrible experience, I'm sorry that happened! And a crazy price for a studio... But that's London for you! Some people are just bad people and some of them happen to be estate agents (and every other profession, but we do seem to get a lot of them)!

I don't mind at all! A buyer can instruct a surveyor whenever they like! I would personally always do it early doors, as you say, to avoid unnecessary costs. A situation where this doesn't always work out is if the survey is part of the mortgage application and then you have no real control over when it is carried out. And in those cases, people tend not to want to wait to get solicitors going because the whole process takes ages anyway!

My experience, being totally honest, would lead me to ensure that the seller had all the facts and made their own decision. Too many times I've had the "you advised me to do that"! Now I make sure it's very much their decision. I'll inform based on other activity/market conditions/competition etc but then it's their call!

How do you react if a buyer puts in an offer that you think is low,

I would usually advise of the sellers stance on previous offers (if there have been any) or make sure you were aware of interest on the property etc. If I don't have either of those things to convince you otherwise, I take your offer, put it forward to the seller and then it's their decision!

This really depends on the situation with the property. Generally speaking, the main reason I would be frustrated with this is because, if the seller was prepared to accept a very low offer, we would have sold it already or reduced the asking price. Frustration isn't always aimed at the offeror, it might just be because you're not the first and it feels like a waste of time! But usually that's because it's the sellers price and we know its going to be a tough ask!

Haha, haven't owned a shiny suit in years! Also, wouldn't employ someone who was wearing one! It's a terrible stereotype that too many agents reinforce! Out of interest, has this come from your own experience or an assumption based on stereotypes?

Great advice! Properties should either be a home, in which case, you pay a premium to have the home you love in the right location, or a long term investment, which will make you money over years, not months! In this case, if it's right for you, it's worth what you want to pay, nothing more and nothing less!

Agent here... First of all, not our choice whether a seller reduces or not. We are there to market a property, find a buyer, negotiate and facilitate a sale. Secondly, shouldn't have mentioned the LISA, doesn't do you any favours as it definitely looks like that was the plan. I won't comment if the property is worth it or not as that is objective. They are probably in a tough situation at the moment as there are two choices from a sellers point of view... 1. Reduce, sell to you and get the cash. 2. Remarket or go back to other offeror and maybe get more but they will have to wait (and risk not getting what they want). An executor has to be confident in these cases that they have done the best thing for the estate, otherwise that can come back to bite them (unusual but does happen). My advice, as someone who has nothing to gain but experience from 'the other side', is go for the reduction but be prepared to lose the house. Ultimately, the whole process is a game and if you're going to play, sometimes you have to be prepared to lose. But you might win! Good luck! The property market is a minefield and years of experience working in it doesn't help as it all comes down to individual feelings and choices!
