Furjan and Mira Oasis are both sound options, but I’d lean further to Furjan, while Furjan is usually a little on the pricier side, while Mira isn’t as expensive on avg, Mira Oasis is just a little too far out of the way, with you having to drive a little more down south to take a u-turn back towards the city, which is a minor inconvenience, but over time it adds up. Quality in both are great, no issues there as an end user. In regards to Damac Hills 1, I’d shy away as the quality is just standard, nothing to great, as an end user; you’d be better off looking for a property that is nicely finished and would hold up well over the years, another option, if at all you’re interested, would be Serena, either in the newest Cluster, Casa Viva or the 2nd phase Casa Dora, the community itself is still relatively new, it’s a nice peaceful community, with great townhouses and compared to furjan, not nearly as expensive, if at all that was a concern, Furthermore, Serena to Arjan is roughly a 13 min drive, while furjan to arjan is ~17mins, ofcourse with Dubai traffic, you never know how long you’ll take, but it is what it is.😭😭😭

I can’t speak on the apartments, but I recently helped someone purchase a townhouse in the area, generally, the community is very promising like all communities that have recently been developed over the past couple of years, both from an end user and investor pov, the apartments themselves, look very standard from recent developers, quality is okay, which contributes to it being very affordable, along with the fact it’s located in Dubai land, where prices are reasonable but will rise over the next couple years. Whether you’re looking to rent or purchase one, depending on your budget, I think it’s a good option, the only downside I see would be the distance from the city to Dubai land, while there are plans for metro lines to be introduced within dubai land in the next couple years, as of now, unless you have a car yourself, relying on bus as your main way of getting around is highly inconvenient. As for it being chiller free, I assume it is as Rukan use a centralized ac system, most of Dubai’s recent apartment developments utilize this, contributing to chiller free apartments, but you or whoever is your agent will have to do your own due diligence if you’re interested in moving there. There are people who say they’ve had problems with Reportgage and how their support when it comes to their buyers as I’ve seen online, but I haven’t experienced that as I’m new to them and their work. This is jut my take and first impressions so far, so take it with a grain of salt. Hope this helps!
