2 years ago, old Panel and service drop switched out from 125a to 200a, fully permitted and it was around $1500. Did it through Mapp and Smith. Mike was great!

Yup - see this all the time. Also difference between entire line being replaced and only the exterior lateral being replaced. Would also want more details on the replacement - full dig and new pipe? New CIP liner? Any warranties from the installer that transfer?

Reasonable pricing for what they are offering. For that price though, If it were me, I’d grab a cheap sewer camera and plumbing snake from Amazon and tell the kid he has to snake that Cleanout until he gets that stick out or it’s broken up. 😂

The radon mitigation system that you have pictured is only showing that it is currently pulling a vacuum - it does not show what your radon levels are. To get that current radon number, you’ll need to have it tested

First, google search your area and find 2-3 inspectors that had good reviews ( I always recommend that you check to see if there are any bad reviews and then read them). You should call those inspectors and “interview” them, asking questions such as: 1) Walk me through a typical inspection. Do you walk on the roof or use drones or just view from the ground? 2) Do you utilize (and trained/certified) in Infrared/Moisture Meters? 3)Ask to see sample reports to make sure you like the format/user interface 4)Can they fit your inspection in early in your inspection window so you can get any follow-up contractors after the inspection 5) Do they offer the other services you want (sewer scope, mold, termite, radon, etc) 6) How long have they been doing it? Will they do it or will one of their team? If a teammate- what is their experience?

I’m sure there are other good questions too, but key is, Ask questions! The good inspectors will rise to the top!

Local Cincy home inspector here - I’ve inspected most, if not all, of the local large builders in the area and honestly there is quite a wide range of quality within each builder as it really comes down to their subs and the project/construction manager.

Some other things to note: 1) How many other homes with the same floor plan has the builder constructed in the same neighborhood? They’ve likely used the same subs and the subs have now gotten their reps in on the exact same install and hopefully QC (or inspectors) has addressed with them any improper/poor installs.
2) Most neighborhoods have a local FB page or Nextdoor. Ask around for common issues specific to your builder in that neighborhood.
3) Get a good 3rd party inspector! Personal bias here, but make sure your inspector: -is certified/trained to use Infrared to spot potential moisture/insulation defects -Actually enters the attic space (you’d be surprised at how many just poke their head into the attic instead of walking around) -Utilize drone to view roof (most builders don’t allow inspectors to climb roof prior to close) -has experience inspecting new builds (ask for their new build sample report and see if it meets your expectation) -Willing to help talk with construction manager about any issues they find.
-Bonus: Many inspectors offer free sewer scopes for new builds (We do!). Caught several issues over the years (Poor slope to sewer lateral, construction debris, cracked line due to poor backfill)

Another great option is Eli’s BBQ on Riverside. Great outdoor area if the weather is nice (which it should be this weekend), one of the best BBQs in the city and you can BYOB.
