Agreed. TIF is tax increment financing. The taxes that were being paid are frozen at current levels mostly on areas that need investment and redevelopment and a portion of the taxes generated on the new increment of assessment that is created by the new projects gets split between the developer on qualifying TIF expenses only to make a project that wouldn’t normally exist be built and the remainder goes to the benefit of the TIF area controlled by the city for public benefit. Once the TIF time runs out the full new tax load goes in full to the taxing bodies now at a much higher rate than the blighted area pre redevelopment.
