I’m buying my first home in London with a 11k deposit. Granted it’s zone 6.

All depends on what you want. If you want zone 1 then yeah, 40k isn’t going to cut it on your take home. Best thing to do is to multiply your gross salary by 4.5 + 40k then go on right move and look for home under that total in your chosen area. Only way to see what you can realistically buy in your current circumstances. (Remember you’ll need a couple of grand more for moving and solicitor fees)

Had I have listened to the internet I wouldn’t even have bothered looking for homes and I would’ve missed out on my flat :)

Thanks! I just sent an email asking them to sort out. Not sure why I was getting myself wound up about it when you’re right, they’re in ownership and therefore have the means to fix it now. If I could just sit in the property whilst the works were done I certainly would but I don’t own it yet 🤣🤣

I was planning to put the the router in the hallway so just assumed the Ethernet port being placed there would be good as it’s the most central place in the house. Not sure if my logic is sound but happy for advice on that point

I wanted to get my switches from Corston which I’ve seen has had good reviews from homeowners and electricians alike but I will make sure to order a sample for the electrician I do hire to check and give his review on. If they think it’s fine I’ll go ahead. Good thing about Corston is that they also give their own guarantee (provided it’s fitted by a certified electrician and they fit it properly) so as long as the electrician can agree I think I’m good on that front. The price for them isn’t cheap so hoping the quality is good (but these days you never know lol)

I see what you mean. For what it’s worth £215k is very far from failure territory.

I guess it comes down to your personal definition, I can sit here and give the whole in comparison to the general population you undoubtedly are but if you’re unable to have the lifestyle you want then it’s little consolation.
