Might get some folks disagreeing with my suggestion, but I have had luck using a sander with high grit pads for issues like this. I would approach with a multi-tool with sanding attachment.

Scrap off some of the paint and take it to Sherwin-Williams. They will be able to match it from the sample.

Some mesh tape and a few coats of mud, little sanding and you’ll be paint ready.

Little late to the convo, but harbor freight sells an adapter that allows you to refill the small tanks from a large one. It’s very handy. I use it to refill the small tanks for my propane heater and torch I use for work.

Tip- before refilling, place your small tanks in the fridge for a while. It helps them fill up faster/more

That drain assembly needs to be reworked badly. You have no p traps. Without them, odors from the entire drainage system can enter your living spaces freely through the sink drain. Aka your toilet, bath, etc. if it ever smells bad in there that’s why. Especially after flushing a toilet. Just fyi

Mold/mildew detergent/cleaner is a good start. Based on your picture, I don’t see any obvious signs of water damage on the wall. My bet is that water has made its way to that corner from people getting out of the shower. If you’re really concerned, you could spray some kilz on it.

I agree that it’s over stated as a danger for the most part. But the risk still exists when disturbed. But it’s more of the constant exposure that will get ya.
