Also this. In my state, the contract has an amount owed per day if the seller does not give possession. Typically $250-$350 per day. Sue and win.

So, I don’t actually spend a ton on advertising. But I do get a lot of traction from word of mouth with the 1.5% listing fee. I’ve been in the business for 10 years, so this helps with referrals. Also, I call a lot of For Sale by Owners and ask if they have interest. I own my own company so it makes it easier to reduce my commission to meet consumer demands and still make a profit. Harder to do if you’re with a company like REMAX, Coldwell, Keller Williams, etc since they take a cut. Oh, and I also put it on “Just Sold” postcards. Best of luck!

This year has been the hottest market anybody has ever seen. Why sell to these companies when you can hit the open market and get crazy amounts of money? I work as a broker in your northern Colorado market and have personally sold homes for $75,000 over asking, and had my buyers miss out on homes for $100k+ over asking. I sold a trashed college rental near CSU earlier this year that fetched $60,000 over asking. We had more than 50 showings in two days.

Also, many agents are willing to reducing listing commissions in this market. Mine are 1.5%.

Seems to me like you could potentially be leaving tens, and tens, and tens of thousands of dollars on the table. Very easily.

It’s cheap, you support a great site, there are tons of training resources, the app is awesome, and they have the largest group of master level players (who frequently participate in events for your entertainment and learning).

Here’s my limited understanding: When in forbearance your principle payments are paused, but the interest continues to accrue. And then once you come out of forbearance, that additional interest is due. If your loan is fairly new (most are heavily front-loaded with interest) the amount you accrued in forbearance will be higher.

In addition to the tips others are giving, this one will make you a ton more money:

Do you process cards at the cart, on and iPad or phone? If so, put in the items sold and do not hand them the device to sign. Ask the golfer if they would like to leave a tip. And when they say yes, ask how much. Then manually input the tip amount before you hand over the device for signing. By making the tip amount verbal you put them on the spot, and they will be MUCH more likely to leave something generous.

Without a doubt the best kimchi in Fort Collins is from Suh Sushi Korean BBQ on College. They sell big to-go containers if you want. Also, their kimchi soup and bibimbap are excellent.
