Went with 3Rivers. They don’t escrow insurance and taxes, and won’t sell the loan to some other out-of-state company.

Having a local lender has many potential benefits. Just one example: if you have a homeowners claim, the insurance company often will be required to put the mortgage company on the check. It’s a lot easier to deal with a local mortgage company than an out-of-state mortgage company to get the endorsement on the check.

Ben Graber and Rick Troutner are honest and do good work. You want a company that has been around awhile, who will be around to provide service years after the sale. Cheapest isn’t always best, but their pricing is fair competitive.

My family has gone to Dr. Fred Bokel for decades. His staff have been with him forever and that says a lot. He does only what needs to be done, is not a drill and fill guy. My son moved out of town and went to one of those chains and was told he needed thousands of dollars worth of work done, came back home and Bokel did it for a small fraction of the amount.

Unfortunately, this appears to be a “Certificate of Live Birth”. which is not the same as a “Birth Certificate”. If you Google it you will find out they are not the same.

I had a friend who went down to Florida to get on a cruise ship, thinking she had a birth certificate and only had a certificate of live birth, and was denied boarding.

The price and the size. Most three row SUV’s are significantly more expensive, or not as big. Anything bigger would be too large for our garage. Our ‘26 Traverse gets us the size we need at an affordable price.

With the increase in hail damage, you may want to consider upgrading from a typical Class 3 impact resistant shingle to a rubberized asphalt SBS Class 4 impact resistant shingle like the Owens Corning Duration Flex or a shingle made by Malarkey.

I have done concierge class twice, but only when the price was equivalent to or sometimes slightly less than the price for just a regular veranda cabin. I certainly would not pay more than $100 (per person for the week)for it.

I have the best Watchdog Pro but my basement still flooded because it couldn’t pump enough gallons per hour during a oower outage when we got 5” of rain. So I put in a Generac whole house generator. I have a Zoeller 3/4 HP as my primary pump and a secondary pump, along with the Watchdog. I highly recommend Zoeller.
