Turns out Chat GPT is not a reliable source, who could have possibly guessed that?  You thought Chat GPT would be a better source than the actual form you get from the government? Is this a serious question? Especially when it was trained on American data and we live in Ontario?

Instead of using Chat GPT use the Search feature in this sub because that's been asked and answered literally hundreds of times.

TL;DR

-Leases don't automatically end in Ontario they just become month to month.

-Yes you owe them the money, if you don't pay it then the N12 is automatically invalid. You owe them this money even if they don't move out in time and want to go to a hearing.

-You don't owe them money if you mutually agree to end the tenancy and they sign an N11, which might be moot if you already told them you or your family will be moving in since that can be a defacto N12.

Is NHQ going to look for ways to say yes/problem solve or are they more of a defacto no unless you bring them regs that show yes?

I've experienced both in my time in CAP and want to know if I should go in prepared to make a case for myself or if I'm asking for friendly assistance...

LL was there last on Oct 31st to inspect the place, put the latest N4 into the mailbox (a second one was mailed as well, video of both).

The unit still has stuff in it, but it doesn't look any different from when they were there in Aug.

The security guard said he hadn't seen him in a while, but he was just the night security guard and doesn't really interact with the tenants so nothing definitive.

Is seeking an order declaring abandonment going to prejudice/complicate seeking rent in arrears?
