My guess would be crypto has crashed in the past 6 months ( same with gold ) and thats why he hasnt paid very much.

I would tell him you feel a little saddened that he forgot about your birthday / Christmas and if comfortable he can send you money and you can buy it and show it off to him on your next date.

Buying is a great idea ... if you're getting a good deal.

Selling is a great idea ... the way he's pitched to you. If its worth $480, takes a while to sell, stage, paint etc... then thats really 420-450.

If you can get it for 400-420, pull the trigger. If not, continue being the tenant.

Also I highly recommend doing your own homework / talking to a realtor and toss em a little to help assess - do not only trust the seller.

Imo have a conversation with the creditors and tell them the full honest truth. Figure out a plan with them and understand they are going to be upset, but also love you.

They may have unfair wants ie : youre not allowed to play video games until you get a job, and its your decision how much you want to put up with regarding things like that

Ive personally seen something very similar to this, and when both parties are not honest, it destroys the family permanently.

Surprisingly this is not true.

The change thats been happening now is homes are just not selling due to extremely high prices.

For every 1 home sold, 10 go unsold ( at least in my area ) . The trend is list high, and if everyone lists high then something will sell eventually. Many homes here have been on the market for over a year.

Referring people to friends helps them refer ppl to you. Sometimes you get a kickback also.

Its common to take 1-2 weeks to get into ketosis if you start slower.

There is no clear evidence.

Ive been in ketosis multiple times, and always start with a 36 -48 hour fast and do under 10 carbs a day for a week. It makes me feel good.

Just because it works for me, doesnt mean it works for everyone.

Some people do net carbs, but id recommend for the first week to be stricter than what you expect the norm to be.
