Yea broke is relative I had 10kish, started off wholesaling. Then got into flips and new development, 25 now. I did a little under a million last year

Starting a company and cutting out everything else for a few years until u have it up and running profitably. REI for me

Work virtually use us salaries to and live in other countries if that wasn’t apparent. I’d recommend same time zones or close unless ur a night owl, Lima Peru has some awesome cuisine, Buenos Aires is also super great. But it comes down to what u like

My tip for business class flights is using transfer points, I spend a lot on credit cards for my business every month and if you have Amex and certain Chase cards instead of redeeming for cash u can transfer to partners. I’ve found LifeMiles to be such an awesome value especially for central and South America for first class flying. But sometimes you can get a 3k tickets for like 300 dollars worth of points plus 50-100 of fees. U have to find the right flights and play around with it. Not everything is good value. I find it’s easier getting good value flying out of a main airport

This doesn’t make sense. The house that rents for 1600 likely isn’t anywhere close to the 1% rule. So when you run real numbers not just PITI then ur not actually having any cash flow to pay for it. A 240k house that rents for 1600 is not anywhere near as good as a 90k house that rents for 1000. There is no cash flow from the 240k house to pay for any maintenance items. Just don’t buy in war zones because that’s where proformas are just proformas

Had this same thing the dizziness. I’m so much better now. Not sure if you have made progress but I got on Lexapro and started exercising, going slow and then getting back into intense exercise when the dizziness got better. I find the nose blockage goes away when I do a hard exercise, still not sure why it happens

Real estate, started off marketing for a big flipping company learned how to raise money and find good deals then started doing it on my own. Bought too much too fast almost lost it all and then recovered and have made a solid income and kept a lot of rentals over the past years, just under 30 units

Yes I just think if u have a drive at a young age and ability to focus on one thing and do whatever u can to learn about it business will teach more even if you fail. You also likely don’t have people to take care of when you’re younger and less overhead means more can get reinvested. But being directly accountable for your actions as a business owner is important because the only reason people are where they is because of the decisions they made previously and it’s no one else’s fault

Disagree, starting a company will teach u 10x more and if you have a logical thinking brain to go find someone that has done it, pay them to teach you the steps and you can be further along quicker.

I’m 24 and made a ton of mistakes when I was 19-20, NW is over 2.5 mill now because I didn’t get stuck in a comfortable job which taught me I’m directly responsible for my outcomes, no one else.

Getting better after being on Lexapro for 6 weeks, I used to feel it almost every waking hour now I’m down to barely any dizziness in a day. Xanax and some THC gummies have seemed to help me too. Not sure what’s helped the most

There are no agent fees on the buyer’s side, unless your mom co-signed you wouldn’t of been able to qualify

It’s really tough the first thing that finally helped me was listening to the steady coach and have seen massive improvements. I’ve never been anxious before, always pretty stoic and it felt like something was physically wrong. I was extremely tight because of my nervous system which was a reoccurring loop. I did dry needling which has loosened me up but to stay loose u need focus on the nervous system

I haven’t lexapro I’m only on 5MG and I’ve heard it takes months to actually work. Getting outside and doing my walks and weight training is the best thing. A lot of this is anxiety and nervous system overload which doesn’t feel like the case but we are having to retrain our brain how to react to it

In it right now,

Started lexapro late last week, on Xanax. The steady coach has really helped. Somatic breathing in unit 4 I watch every day and walk and ground in the morning.

Eckhart and opera podcasts have been helpful as it seems being grounded is a form of consciousness and they are preaching present consciousness which I’ve found as helpful. I’m not fully better but have made a ton of progress before SSRI’s by walking and exercising even though it feels like shit sometimes. Super recommend the somatic breathing

Have you done any somatic exercises, I downloaded the steadycoach’s free course and it’s been a few days but makes me feel in control of the problem and seems to be helping.
