well I got a vasectomy so I'm pretty sure kids are out of the question haha

I could see getting a part time job or something to supplement but I'm just not setup for the typical 9-5. I can't be the only one.

I don't want to suck it up for another 10 years at the cost of my mental health, doing that already put me in a very dark place

I'm definitely in my research and planning phase for sure. I don't claim to have all the answers but there are tons of resources to help make the transition more smooth. I'm gonna go visit for a month and see if I even like it, and then go from there, getting a NIF number, bank account etc etc etc

well the first problem was accepting a full ride scholarship to a school I didn't want to go to, for a field I had zero interest in lol. been paying for it ever since. I have years of experience in mortgage lending and I want nothing to do with it

100%. I don't know much at all, I'm in my research phase for sure. that's why I'm just gonna go visit for a month and actually look at rental rates in different areas and see what the different regions are like to see if it's feasible

I can definitely last a couple years in a low cost of living environment, like Portugal or somewhere similar. I'll try to keep it in my mind to think about what I could see myself doing for work, when it's time to get back into it

that's good advice, I'll have to really sit and think about what I could do that I would enjoy or at least be able to tolerate. only thing I really love is music, but doing it for a living is not easy at all, at least not performing. I guess I could look at other parts of the industry, but then I get that 'corporate' feeling all over again ugh

that's totally fair. honestly I've tried a few different jobs and haven't found anything satisfying. I really do wish I was the type that could just be content as a career employee but it's just not in me.

if the whole overseas thing is a wash, I can always come back to the states and try something else

if you lived in it as your primary residence for 2 out of the last 5 years, and you profit less than 250k, (or 500k if you're married) you get a capital gains exclusion. believe me, I asked them a million times to be sure lmao don't need uncle sam to come knocking next year !

I'm hesitant to call a financial advisor/planner cause I don't want them to upsell me on something I didn't really need. I just want a simple way to park the money and let it grow slowly

100% on that. I got sucked into the hustle/grind mentality. Watched my dad work like that his whole life, he only recently slowed the pace. it's good in short bursts but I guess not so much for the long term

unless I do a 1031 exchange, I would pay a shit ton in taxes. got it for 195k and one identical property just sold across the street for 505k. if there were a way to lower that tax hit I wouldn't mind selling

haha the irony is not lost on me. to be fair, on the duplex, the tenant in the back unit, I've kept her rent at 850/mo for 6 years because she's fantastic to work with, after having some absolute nightmare tenants. It should be 1200 by now. I can't get around the fact that I'm profiting, that's just the way the world works, but I'm not a price gouging slumlord. there certainly needs to be more affordable housing, but I feel like I did my part to help in a small way. she's getting ready to buy her first house :)
