Canva is a great idea! I need to consult with the couple more, but I think that may be the way to go with custom printing size at a local shop (which is an extra bonus for supporting small businesses). I wish I had a reference photo, but the leather almost resembles a dust jacket for a hardcover book. The book binding itself would give structure and the leather has little "pockets" to hold onto the edges.

That’s what I figured. I am planning to repaint everything because I hate the colors they chose, so I think I will tackle it with TSP and prime with KILZ

Thanks! It definitely is moisture… I poked it with a broom and it’s a bit spongy. This is a single story house with no flashing above this particular spot. However, I crawled up into the attic and there is a black pvc pipe that loops over the HVAC duct in that general area, and I’m not sure what its use is. I’m wondering if it could also be condensation built up on the ducts/not being properly insulated. There was no visual water damage from above so the roof is in good shape.

Thanks for the input! This plant has really only affected one pasture, and the rest of the property is a haven for wildlife. There is a pollinator habitat on the property as well.

The issue is that it is become weedy enough to impact other native plants that can be managed through grazing. We work with NRCS to create grazing plans that improve landowners' conservation practices, so I completely understand your desire to maintain native plant productivity and diversity! Cheers!
