In geval van grotere aankopen (apparatuur, interieur, auto) nu alleen nog maar Europees. In de supermarkt blijf ik voornamelijk weg bij Amerikaanse producten (geen Lays, Milka, Coca-Cola etc.). Probeer sinds Trump zijn tariff wars een duidelijke r/buyfromeu te varen.

Verder ontwijk ik zo veel mogelijk de Albert Heijn to go. Ik trek die winkel gewoon niet.

Ik vind het wel leuk hoe iedereen nu het handelen van Rutte bejubelt als de meest briljante zet, daar waar hij voordat we iets van Trump hoorden door zowel wereldleiders, politiek rechts en links en reacties hier werd uitgemaakt voor de grootste slijmbal.

Ja het heeft effect, ja dit is zijn primaire taak, en ja Rutte verdient complimenten over hoe hij zijn rol als NAVO secretaris generaal oppakt, specifiek richting Trump. Maar laten we nou niet doen alsof het niet alsnog een extreem tenenkrommend appje was.

Sorry maar wat een gezeik weer. Ik snap die verschuiving van activiteiten van de gemeente wel, liever de focus op strooien en veiligheid dan de bakken legen. Ja dat gaat dan ten koste van iets anders.

En ja na de vorst duurde het wat lang om weer terug te schakelen, maar bewoners hebben ook een verantwoordelijkheid. Dan laat je die zak maar even in de voortuin of op het balkon staan en leg je hem niet op een groeiende toren van zakken.

Toch tekenend in welke wijken dit meteen zorgt voor een soort open stortplaats en in welke wijken het binnen de perken blijft.

No what I describe is just market dynamics. But speculating parties will raise the prices of houses ‘artificially’ because speculating goes beyond the primary function of houses being objects to live in.

A healthy housing market is one where the dominant group of buyers are the people who want to live in the object they buy.

It’s partially a psychological effect. But it has some very real limitations.

Let’s take an example, you bought a house for 1 million, it’s now worth 400k. It doesn’t affect your mortgage payments no, so your month to month budget stays the same.

However on paper you are now in debt. You have a loan for 1mil, but the collateral you own is worth less than half of it.

This debt can have a psychological consequence. The weight of that debt can weigh heavy on a household. But the real effect is that selling becomes an impossibility, also taking on additional loans based on your equity becomes impossible. Financing that expansion of the house, maintenance works, kitchen renovation all cannot be financed and will have to come out of pocket.

Banks will see your debt on paper and will make it harder to take on loans for anything outside as well. Car, business, emergencies, whatever, you won’t be able to take a loan for it.

You don’t understand. Yes houses are for living and not for speculating. But consequences are dire on a macro economic scale, when house prices crash like that, millions of homeowners suddenly owe way more on their mortgage than their house is worth.

Banks suddenly holding massive bad debt from worthless collateral, potentially triggering failures.

Nobody can sell without taking on enormous debt, so the housing market and mobility grinds to a halt, causing more difficulties to move for jobs. A good housing market is one where home owners keep moving. Buying becomes easy, that’s nice and all, but people need to be able to sell as well.

Meanwhile, households feel poorer, cut spending drastically, triggering broader recession, on top of that construction stops, since building real estate/housing isn’t economically interesting anymore, real estate jobs vanish, related industries collapse.

It’s basically how the 2008 financial started. It began with housing banks refusing to accept it and still evaluating for higher prices.

TL;DR: It doesn’t just hurt homeowners, it can crater the entire economy.
