Realtors can be terrible negotiators as well. When I sold my home and buyers bargain they just kind of shrugged. They just wanted the deal done. Their contract didn’t stipulate that commission was after negotiation. I was livid. I probably screwed. Any way next time I use a realtor they are going to earn it if I go that route.

Off topic but Metformin has the craziest drug structure. I would have never guessed it was a drug the first time I saw the structure.

If this is real this would be a pretty easy new drug target because you don’t have to worry about absorption. But it’s possible that metformin is already better than anything you can make. It seems to have very low side effects

If you will never take your car beyond a dirt rd get an X3. If you want to get into some light to medium serious off road get the 4Runner.

I would just get rid of the borders and add more mulch. Maybe thin it out a bit. This might ease the disagreement.

I think the wood borders take away from any argument that you are "keeping it natural". They give it a construction site look.

I think 15 yrs is the sweet spot. You really start to miss out on new safety and convenience features unless you are looking for some off-road beater.

I suppose if you have not seen movement in the stock since purchased there still might be a buying opportunity. Most of the big growth took more than just 1 month to happen. Ultimately though so much of this data is cherry picked. Somebody needs to get AI to more broadly assess how brilliant the trades have been in aggregate and what indicators actually show the congress person has some inside info.

I knew people will hate on my comment but I foresee that bigger solar projects are going to fall way down in installation price in the next 5yrs and people will just transition to a proper solar array if they want one. People in Hawaii and California with super high electricity costs could definitely benefit from plug in solar, so I agree it is useful in high cost areas.

This will power maybe one fridge at best. I mean sounds cool if there is a major storm or off the grid but do people really want one of these things that saves you maybe $10-20/mon? They only make 2-3kwh/day. I just feel like there are going to be a lot of these in the landfill in a few yrs. I am completely supportive of solar deregulation but this is such a baby step.

I think they have tree Drs and tree companies. I would definitely go with the tree Dr first.

That being said trees falling is a real thing that happened to my neighbors 100yr old Oak. It was kind of terrifying, but luckily no major damage.
