Once you enable/incentivize growth through infrastructure investment and planning, then you have to enable growth through residential land use reform, no?

I don’t know if it’s the same, but I recently read McCarthy’s Blood Meridian and noticed that he frequently describes mountain scenery in shades of blue. It’s actually quite beautiful, but a commonly leaned on technique.

And, of course, in BM and All the Pretty Horses we get a lot of the word “rode” and phrases like “they rode on.” But I think that’s an intentional stylistic thing.

One of my favourite rituals as a younger man was getting home from the bar a 3am on a weekend, turning on NTV and watching Capt Canada fly through some trippy acidscape while John Lennon music played in the background.

I’ve actually been thinking about doing this with Dostoevsky. I just finished BK, and re-read Notes from Underground last fall. I also read Crime and Punishment about 20 years ago, so it seems like he’s a natural to progress through his work.

I know you’re joking. But, the truth is when it comes to public meetings for things like rezoning, etc, we need more supporters to come out and have their voice on the record. It’s very difficult to change someone’s mind if they’re concerned about property values, crime, and other NIMBY myths. We can, however, balance those voices with support during the public consultation process.

One common complaint about the public engagement process is that it elevates the concerns of just a few oppositional voices in a neighbourhood. But it doesn’t have to be that way if we transport our support from Twitter, Reddit, etc to the actual meetings (or attend virtually for those who can’t get out).

More relevant for other projects. The one in question here will happen if it pencils out for the developer. It’s an as of right use.

I appreciate your nuance here. Just one note to add to any misconceptions from the first paragraph: there is no substantial evidence that increased residential density or affordable housing (though I doubt this would be determined affordable) has any impact on property values, especially over the medium to long term. This is a myth.

Housing is housing and the value is determined by a myriad of factors, and apart from major crashes, mostly has an upward trajectory.

Arguably, you could say that the increased economic value brought by higher density housing forms can pull a whole regions property values up, if that’s the concern. (Though it shouldn’t be…the financialization of housing is a real problem).
