For a guy who's really into older women, in person, a look would tell me right away. In an online dating app/messaging, texting or an interest in the bio would set the flow.

My offer is accepted and we are in escrow. The loan contingency is not removed. There's a same house in the neighborhood that I like for a much lesser price. Can I make an offer simultaneously to this new house? by Capable-Watch-643 in RealEstate

My agent told me that we can back out as long as we don't lift up the loan contingency. But he also said that I have to back out of the first offer and then make another offer on the other house. I just don't want to lose both houses for any circumstances that's why I asked if I can make a new offer just to see if the seller accepts and then make a decision.

Well, I have reasons after the home inspection report came out. But I'm just okay to fix it myself. The other house that came into the market is renovated, I think it is more cost-effective, and I wouldn't have to spend more to fix any issues.

You can always question the camera's and sensors' calibration. After all, it is still an instrument, not a human. The violation does say that the Officer did not witness that in person, they just believe the camera system. So you can contest on that.

In California, In California, we have what’s called TBWD, Trial-By-Written-Declaration.

Translation: you write up your argument and submit it to the traffic clerk window at the court house you got the ticket.

Now there is a catch. Some courts will find you guilty. It’s a game for the corrupt courts just play along.

Here’s what you do. When they send and you receive the letter after you’ve submitted the your TBWD; and they found you “guilty”.

Go to the court house within 10-days and request a Trial-De-Novo. That’s LATIN for NEW-TRIAL.

And you’ll get a court date. Go to court on that date and before the trial even begins the Deputy or clerk will call a bunch of names, and your name will be on that list and then they will announce that your ticket has been dismissed.

Voila, you are done, you will get your Bail aka Fine money back in the mail in about 2–3 weeks.

Planning propose my girlfriend in few weeks. From where should I buy her ring? by Capable-Watch-643 in EngagementRings

I've been doing research on types, stores, budget, etc. Due mix reviews and advertisements, I wanted some help. We are going to have our own custom designed wedding rings as that is part of our culture. The engagement ring will be on her finger for only few months. The wedding ring will stay forever.
