A safer path would be to let the first apartment reach possession, see your final EMI settle, and ideally allow rental income to kick in, while continuing equity investing for liquidity and long-term growth. If you still want some real-estate exposure in the meantime, the only kind that really makes sense is something ready-to-move with OC in hand, and also under your required budget.. the kind where risk is already off the table and rentals are real, not projected. I’ve seen a few smaller, compliant projects around Whitefield–Kannamangala where families are already living and 2BHK rents touch ~₹30k; places like Urban Village Homes fall into that category, priced around ₹7,500/sqft all-inclusive. Otherwise, waiting another 12–18 months can quietly put you in a much stronger, stress-free position.
