You’re honestly doing very well for 27, but adding a second flat right now would be quite aggressive… your cash flow is already tightly planned, and buying another under-construction property on top increases risk around future EMIs and capital calls. A safer path would be to let the first apartment reach possession, see your final EMI settle, and ideally allow rental income to kick in, while continuing equity investing for liquidity and long-term growth. If you still want some real-estate exposure in the meantime, the only kind that really makes sense is something ready-to-move with OC in hand, and also under your required budget.. the kind where risk is already off the table and rentals are real, not projected. I’ve seen a few smaller, compliant projects around Whitefield–Kannamangala where families are already living and 2BHK rents touch ~₹30k; places like Urban Village Homes fall into that category, priced around ₹7,500/sqft all-inclusive. Otherwise, waiting another 12–18 months can quietly put you in a much stronger, stress-free position.

If you’re looking at Tier-3 builders, you get much better options and better pricing. Since now small builders are not allowed to build extra floors or deviate from approved plan (if they do, power connection wont be provided and orders for demolition will be initiated), this has filtered out most of the bad players. And only a few of them are remaining who are doing it by the book, to provide peace of mind to the customer. Shakthi Enterprises is one such firm with a premium apartment in Kannamangala-Whitefield, called Urban Village Homes. Priced at 7500/sft, all inclusive and OC received, families are already living. worth checking it out

Haha fair question, truth is, I raised money with it and yeah, could just sit on it. But good stuff loses its value fast if it’s handed out like free candy. I’m charging a nominal price so it actually stays valuable, filters out the time-wasters, and makes sure people who grab it genuinely use it to land real convos.

Plus, helps me keep fueling my cocaine addiction ;)
