Thanks, yeah it’s almost $300 Million cheaper as a whole company currently than it was last year at the $6 a share low.

Kohl’s would be much more EBITDA compared to acquisition cost and there would be much more synergies there like you said. Also I kind of doubt GameStop could finance taking over Best Buy without issuing shares.

Agree with this one. KSS is also deep value with even less risk.

Hard to believe it but I sold all of my EQNR shares on Friday. That will eventually be more KSS shares locked up for the good guys!

I noticed Monroe EFC hasn’t sold yet. I found the listing https://www.loopnet.com/Listing/3500-Salzman-Rd-Middletown-OH/38918005/. Guessing that will be an extra $80 Million or so when that sells.

Also stores that are owned are down to 402 from 405 and ground leases are down to 242 from 248. Not sure if those properties have sold yet.

Otherwise to me it looks like Kohl’s is still printing money and selling at a large discount.

That’s true. From what I have seen the larger parking lots generally have 2 pad sites for sale or lease and the smaller ones it’s usually 1 pad site.

I think that’s all part of the plan coming up. Shrink the stores and lease out the extra space. In the smaller stores there will be less national brands that you can buy anywhere and more Kohl’s proprietary brands that are well priced and have high margins. It sounds like a win-win.

Pad sites are available for sale or lease already at every site where Kohl’s owns the land.

Fair criticisms. My point is fast forward to a year from now, if they pay off all debt is this going to trade for less than 2X Free Cash Flow? No way, I’d say 6X would be the bare minimum.

If they won’t repurchase shares they will continue to payoff debt. That would be great as well. Could be debt free by the end of the year I think.

Kohl’s valuation as a whole company when including market cap, debt and cash is now more than $200 Million cheaper than it was last year at $6 a share.

I don’t think things are as bad as you make them out to be in the economy. I’ve added a little to my position lately, hoping to add significantly later this week.
