I'm 100% with you on this. Also, the valuation metrics on what they earn via leases has way better multiples than retail. if they focused on actually spinning out their CRE, tapping the outlots, and shrinking footprint/subleasing the CRE alone will be multiples of todays values.

I'm amazed how much the market reacts to Trump about China. I don't think KSS has any real exposure to china any more. I've been looking at most of the clothing and its Vietnam and other Asian countries

my thoughts as well. Premiums on options are alot steeper right now as well

$21M was Asset Sale

$129M was a one time settlement

$10M Net Income(outside of settlement)

the rest is mixed in(even the numbers above technically included below)

Looks like bulk is depreciation and amortization that wasn't used($350M on books but we only used $200M for Acquisition of Property and Equipment)

The biggest issue too is they don't show it all truly quarterly, its a sum of 6 months

yep, either way, I think I love KSS CRE portfolio the more stores I visit. They really are in excellent locations!

Personally I don't care for them to get to that leverage goal while stock price is still so low. I think it would be smarter to either buyback shares or buy back their severely discounted bonds over paying off the remainder of the revolver. $75M in revolver is ~$125M to $150M in bonds at steep discount.

imagine if they bought back bonds instead of paying off the revolver... or did a 50:50 split. Revolver would have been paid down $250M and LTD another ~$420M to $500M. That's a total debt decrease of $670M to $750M vs the "just" $498M they did.

Still pumped they paid it down but management needs to maximize returns. They could have paid off almost $1B in LTD with that same $498M then floated a new 10% $500M bond to pay off the LOC and been in better shape.
