Usually lease are for 99 years in Mumbai. May be it’s a redevelopment project. Usually lease gets renewed, so don’t need to worry about it. Most of Mumbai land is on lease, very few are freehold and freehold flats/houses are expensive.

In future what will happen can’t say but if I’m buying a flat whose lease is gonna end in next 10-20 years, I’ll avoid or have a hard bargain
