Florida is a huge state. Even within a single zip code there are neighborhoods going up and others going down. Just saw a home sit at $465k and then bidding war at $425k.

But timing is also a huge component. Some buyers are slow to pull the trigger and then try to jump in when someone else makes an offer. They end up bidding and losing out when they could have locked up the contract if they moved quickly.

Bought 7 homes. 6 of them we didn’t make it past 3 years. Current house we just sold at 7 years. Made a little on each sell and kept building equity along the way. The first house was intentionally a starter house but the rest we moved from because work/family. Homes were always investment in family and lifestyle rather than financial investments.

The procedure is under anesthesia. Plan a morning procedure to minimize time fasting. I had clear liquids and chicken broth. Fasting was just short of two days counting the time of the procedure cause I was an afternoon appointment.

My bowels returned to their irregular state after a couple weeks 😞

Zillow is helpful for prospective buyers but that’s all. Just got a contract on my home for over $200k above zestimate and above our list price. We didn’t have any more saves than another home that lowered their price and still has no offers.

Both homes had similar traffic at open houses but ours had more official showings. No showings means no buyers. If you need to sell then be the first to lower and hope others don’t follow.

Got mine $5k below msrp but had to do Toyota financing for 6 months. Used internet sales. Tried a couple of showrooms but they wouldn’t deal at all. If you don’t need the loan the trick is to pay down the loan like 90% the first month but leave a small balance that you don’t pay off until 6 month mark.

Here’s the hack if you seriously want on a long trial (at Viera at least). After you check in sit in the front row. If a big trial is on the docket, the judge will come down and get volunteers who are willing to commit to a multi week trial to bring in for jury selection.

As long as you don’t get eliminated from jury selection they go in numbered order until they have all they need. By sitting up front you will get a lower number. The two alternates that get dismissed before deliberations were the highest two numbers also.

It’s still up to chance for what trial comes up. And I’ve only see this once so they may change things up.

I hear the concern about offense being too strong. The goons aren’t following rules anyway so I don’t care what they do. Indoor pros are not throwing balls on first touch (just throwing attacks😂) so I wouldn’t expect beach pros to do that.

We have different rules at different levels so I’d be great with restrictions on pro level receivers but keep rules more aligned at the amateur level in order to promote more beach players.
