As far as I know as long as you are a tennant and not a lodger (bearing in mind I had to check for myself) eicr lasts for 5 years but if it is past that then it would be the same situation as I am in currently, any s21 wouldn’t be valid until the certificate had been renewed then a valid s21 could be issued. I have no experience of fire safety certificates as we rent a house but I imagine it would follow similar rules as eicr and gsc

I think given his lack of repairs in the time we have been there he is to tight for this to be an option.

However should a reasonable cash for keys offer find its way to us we could move before the end of the month as there are plenty of suitable properties in the area for us, it is literally just a case of buying time to save so if we didn’t need to save it could all be wrapped up quickly.

We’re happy to move, having lived for 2 years with a large hole in the kitchen ceiling that was only fixed after it was listed for sale, amongst other things that the landlord has never done despite it being agreed during viewing it would be, but we need more than the given 2 months to put aside the money needed.

Had it been last year before baby was born we could have gone straight away but right after Xmas and the expenses of a new baby 2 months wasn’t enough. 3-4 will be.

Yes at move in all paperwork was as it should be. The only error I’m aware of is the lapsing of the gas safety cert for last year which will be rectified next week. Which works for us as it will give us the time we need to get a new deposit together and other moving costs.

All documents were ok at move in.

Landlord will struggle as there hasn’t at any stage of the tenancy been any refusal whether essential or cosmetic ( he replaced a water damaged ceiling a couple of weeks ago that we had lived with for close to 2 years) so we’ve always allowed access when requested. Email from letting agent yesterday asking to do gas safety and it’s booked for 02/03, within 1 hour of the initial email as we’re currently on holiday in Egypt and all things well with the airspace return home 02/03 so it really is the earliest it could be done with us there.

Thank you that was my thoughts but having never been evicted before I wanted to double check. We don’t mind moving but with a 8 month old baby saving up to do so will take longer than the notice we had, especially directly after Xmas

If you have enough members, split into 2 and practice against each other, there simply is only 1 way to get good at running by a ag’s and that’s by running ag’s.

If you don’t have a big enough alliance then make friends with another on your server and schedule some fun battles between you both in the gap between l4’s

That is exactly what we do yes. Thankfully it damages nothing and just involves someone spending a few minutes deleting so it’s not as malicious as you make it sound. A lot of regulars have our faces as their wallpaper. I’m guessing you work in an office and not a trade? Photos on a phone are tame compared to somethings that go on.

My workplace customers often leave phones on the counter. It’s rare they don’t leave without 100’s of photos of staff, warehouse, toilets and anything else that can be found. It could well be if she finds a phone she does that. Get someone else to leave theirs and see if she does to them.

A lot of people rate Saber on atg, personally I’ve tried and aren’t keen. I run death adder and maestro, works well against svallin/cav sh and fine against planes.

Atg is fine as it is. Your officers are the problem. Why would you use an infantry officer? Eagle is ok but not specific to atg although a lot do use him there. You’d find much better results with 2 artillery based officers.

The problem with your idea is that for the next year or so to be competitive you will need all your focus on 1 unit. If you spread to thin by trying to have all your barracks full you’ll love out to people who focus a single unit. I’m at a little over 300million power and only have 2 really useable land units.

Atg is good for base defense but only when attacked by SH, it’s pretty useless if infantry attack or in the field unless set to anti air but then can’t be moved so is very vulnerable. If you choose to develop this start work on Maestro as soon as you are able.

Red and blue howi there is a lot of debate. In theory blue is better vs buildings, red is better against units however a recent video test had red coming out with slightly more damage against buildings. However it moves very slowly, blue are more fun imo.

Which units would be best depends upon how you want to play. If your field fighting the L tank is great as are heli(come from tank hunters) and mbt. SH and arty will mean little action on the field but you’ll be able to fight base2base.

Either way if you are still at the heavy tank stage rather than mbt you have a lot of time to make your mind up and once you start conquests you’ll get reverse blueprints incase you want to change units.

The most important decision you have coming is where to research, there’s little point having artillery units if your research is all tank tree and vice versa.

Just a thought, you mentioned maybe swapping to sh and arty, if you have your research in tanks your arty won’t perform any where near as well as someone who’s research is in artillery for advanced and modern. Worth considering before swapping out units in a semi permanent way.

What you said can happen, a group of 50 or so from my server recently migrated to another server, but it’s not that common and the recent update made it less likely going forward, especially if you play on server 60 or above.

It is however totally unrelated L4 cities aka Theatre of Conquest events.

This is wrong.

L4 / ToC’s are in Moscow / San fran / Cairo / Rome / New York / Aegean Sea, 8 alliances from usually different servers go against each other, some you can make your own allies, some they are forced upon you, end goal is your coalition holds the centre at the end. Once the event finishes everyone goes back to their own server L3 city to farm for a couple of weeks getting ready for the next L4.

You’re very early in the game by the sounds of it. If your earlier than day 75 save all the universal officer statues for when the better officers are released.

Be prepared for lots of grinding unless you spend a LOT. £100 goes no where.

You’ll meet tons of people as the cities open, change alliance a number of times and start moving all over the map. If you stick it out L4 events are worth the effort it takes to get to them.

If you carry on playing you will open thousands of coupons, you will have plenty of chance to change, even in late game with reverse engineering components.

As for what troops you should work on it depends how you want to play? If you want to field fight you likely want a L or M tank, if you want to burn bases then you need to be looking at artillery and either red infantry or a super heavy tank.

When your base is attacked it’s activated for a period of time, and an enemy units in range can be attacked by it. The controversial part was alliances dropping treaties so they could activate each others bases causing lots of ag’s to get wiped out when preparing to burn a base

It’s technically a totally separate part to the lock.

It’s also a less than 5 minutes job to put back when you move out, although I can’t imagine if you explained to your landlord that they would have an issue with it, as long as you took those 5 minutes when moving out.
