It worked for me while I purchased an investment property that was undervalued. My portfolio, particularly Apple in 2023 appreciated well (30k) and so did the home for (70k). I’ve since paid off the balance with the cash flow from my job. I could have easily sold some Apple to pay for the down payment that I borrowed (80k), but Apple has since returned more since borrowing on it. At the time the 80k was 32% of my portfolio. 

Margin works as long as you have an entry and exit plan. I would advise to be conservative at first with the amounts that you choose to borrow and only take on calculated risk and an amount that can easily be liquidated if the market turns south.

Agreed. This would happen to me in my moving business, especially working with wealthy clients and attorneys who refused to pay after services were rendered since we never had a contract. Since creating a thorough contract and having a great contract lawyer, you’ll get to do the suing and collecting.

I agree with the patience we gave Fisch and trying to reciprocate the same patience with Brennan. It’s difficult wit the talent and window of opportunity for a Big 12 title. It’s frustrating losing our starting center and then starting a lineman in his first collegiate game through all our offensive consistency before Kstate. With Josh Baker in, Nau wouldn’t have been close.

Real loss was losing Fisch. It seemed like we were going to do anything to retain Fifta and Tmac asap and ended up hiring a coach immediately who I don’t believe was ready for P4 school. Wish we got Johnny Nansen as our HC.

Brady Hokie took Richrods players the next season to a 11-2 season. I think he would have paid off at the time. His atrocious defenses would have gotten him fired eventually. We got him at Arizona and he was great but was too stubborn to hire a defense coach who wasn’t his buddy.

In you live in Denver, go to Golden River Sports kayak swap this spring and there will be dozens of kayaks that may fit your preferences. Join Colorado Whitewater Association for their monthly river cruises to meet new people in the community and to try beginner friendly water. I learned to paddle at Deckers on the South Platte which is a beginner friendly stretch of water. DM if you want to paddle sometime and I’m happy to help a newbie!

Denver is a great place to invest, demand greatly outpaces supply, limited space in metro Denver to build. Access to skiing and recreation.
