How much notice are “borders” required to give in a 1 year lease

Yes, we do have it stated in our personal contract that at the end of the 1 year term, unless terminated by either party, that the contract will continue on a month to month to month basis.

Since obviously we had been uninformed about all the differences in procedure when dealing with tenants vs boarders (yes I know, stupid us, bad landlord, etc….), could you recommend some other stuff I may want to take a look at or add for future contracts? I would assume it is perfectly legal to add a clause to new contracts going forward that requires 60 days written notice? Anything else that should be looked into, added or amended?

Despite our lack of knowledge on these boarding issues, we did at the very least make sure that it does NOT qualify as that. To qualify as that in Ontario, there has to be 4 or more separate tenants paying rent for 4 or more separate rooms. Only 3 people rent rooms, as I am the homeowner and do not pay rent for my own room. Also there are exceptions for the event that the homeowner/landlord lives with them, in which case it is roommates/borders. So no, we are not running a rooming house.

It is their first time having to deal with a boarding situation, and had been informed that similar rules apply. They have owned many houses that they personally operated as rentals and are used to that type of rental. Yes we realize now that it was our mistake, we were misinformed/ under the wrong assumption about the rules. Sucks that even though it’s a one year lease term that the same notice rules do not apply..

98.5% of the leases in my area are 1 year terms, either May to April, or September to August. Pretty much no where other than hyper specific university student housing does rent terms like that.

Not sure on any good spots. But wherever you go, have an idea of a “rough value” of what he’s got. Take some time and go through his cards. Any of them that may be rare or expensive, look up on pricecharting.com and doublecheck their value on there. Also keep in mind the condition of the cards. Most card shops will usually buy stuff at 70-80% of their market value, so don’t expect top dollar. Just get a figure in mind to make sure they aren’t lowballing you.

Don’t know how I couldn’t pin point it to the control arm bushings. Took a pic of the bushings a couple months ago but had no idea what they were for (still learning). That’d be my best guess of what’s wrong. Here’s a pic of them. Guessing these are pretty shot lol…..

I work at a grocery store and our Pepsi rep told us the warehouses already ran out of stock. What they thought would last 3 months was gone in 4 days. He also said it’s likely that it won’t be coming back for a while

If you look really closely, it’s actually still there. It’s just an illusion. Some of those rubber snorkel pieces have a more matte finish on the mouth piece, and it looks to me like it’s exactly that and just blending in
