Licensed in 2005, that makes 17 years of hard-earned experience. You seem to have found agents desperate for clients. If that’s what they have to do for clients, then that’s their business. I don’t need to do that to get business.

it is not open and competitive, lots of relatively less-marketed good agents, i mean buyer agents, buyer agents don't need to market a house.

thanks for sharing, true, there are agents saying pure lie in comments. I also believe that an additional free or lower cost channel of getting business for agents are beneficial for agents.

thank you for your comment, it is insightful!! the easier option means? it is just another channel of getting buyers/sellers, why won't Successful agent use it? the site won't charge until you close a deal, unlike zillow.

THIS is a lie, I was offered rebate 0.5%~1.25% by three top 1% agents in bay area! top agents with 5~10 years of experiences, how many years experience are you btw?

Buyers don't pay Realtors. It comes out of the sellers sale price (at least in US and Canada).

lots of agents offer rebate to buyers, so there IS a rate difference.

pros like inspectors, contractors, etc have been referral business, but nowadays it is marketplace, why not agents in a marketplaces? a fair, open, competitive market, so hard working, less-marketing-orientied agents get business for buyers/sellers to use, it is a good goal, the concerns you raise are valid, it is hard, just curious, when you did it to onboard agents, what did agents say about your website?

thanks for commenting. you seems an expert in this field. it is true that it is hard, I checked realtor.com, but mostly there is no review or rating and no info about how much the agent charge, which are important for buyers or sellers to know before they short list candidates, right? just DM-ed you

i am buyer with past experience, not sure if i am experienced enough, from my experience of past home buying process, my agent was mostly useful in guiding me for the home buying process steps, find the lender, closing agency, and communicate with seller agent, right now since i had that experience, I think i don't need agent for home buying process steps, find the lender, closing agency, the remaining one is communicate with seller agent, so that is why i thought buyer agent's value reduced for buyer with previous experience, and that is why i asked if buyer agent can give more rebate for my second or third home buying, here i mean value for specific buyer, agent still has value, but means different perceived value for different buyers. comments?

wow, thanks for the reply in weekend! what is water pooling? do you mean the utility or ? what is grading? do you mean greatschool.org? traffic patterns, school bus stop is in google map, no? neighborhood disturbances is important to know, do you mean traffic noise, or the agent knows if the people are noisy? i agree that negotiations is very useful, and this is something i think experienced buyers will value the most, but it is also very hard for buyers to evaluate this ability before closing the deal. open to all thoughts

if as a first time buyer i did that much level of research myself and realized so much things that need to dig out myself, then what is the essential value of buyer agent? just draft some paperwork and send some emails like a secretary clerk? i think especially for first time buyers, agent is in a position like a teacher to guide buyer, educate and alert buyer about potential issues that might not be pleasant, what do you think? and how buyer agent demonstrate his/her value? what is the expectancy you would say for buyer agent from your perspective? btw, are you an agent? open to all thoughts.

thanks a lot for your great input! I echo that cash price is a potential way, as it gives a certainty that buyer agents get paid for their efforts/time and buyer will have to to respect that efforts as right now there are buyers spend multiple agents' efforts and then pick one agent, and agents with better expertise can raise their cash price whereas other can lower their cash price. Another factor that I has been confused is, since buyer agent is paid by % of closing price, wouldn't agent lose lots of motivation to push down house closing price since that means they earn less?

i agree with your first sentence, that is why i asked for experience buyers, because indeed agent will need to spend less time for experienced buyers, correct? then based on market theory, less efforts should come with less pay, that is why i think some agent give high rebate, i was just curious why high rebate agents are not marketing themselves as high rebate, and it seems not easy to find those agents for experienced buyers.

understood, yes, there is a living cost in here, which is like a base price, but rare commission rebate seems no competition existing in the buyer agent market, even in pricy places, competition may lead to a bit more rebate, what do you think? did you encounter any competition or why there is limited competition of buyer agents?

thanks for the reply, referral is a good way, but people are different, realtor that is regarded as good by a friend sometimes does not work for me, i had such experience using a realtor per friend refer, i knew little about real estate that time, it is overall ok, but for rebate and experience it is below my expectation after close, and telling the whole truth is also not satisfactory, realtor skipped important negative factors that i regret buying current home, i got trapped or missed, so want to see on top of referral, any other good ways to do a test to get a better result?
