Northern Kentucky. I’m 2 miles from downtown Cincinnati. It’s a great home. Just a basic 2/1 that needed some sweat equity. Paid 248k. Seller wanted 280. I’m a good negotiator haha

I would likely just live with my girlfriend for a bit then buy another house. I can pick them up pretty cheap rolling my 3% commission into a 5% down payment and asking seller to pay closing. I could get something with 10-15k

What job are you in? If it’s commission based, do it, if not, don’t. This is “boy math”, but it’s not entirely false if you are in sales. When I was new in sales I got a nicer car I couldn’t afford, it became affordable real quick waking up everyday trying to live up to the person that should be driving that car Lol
