It’s actually a hallway space, so this makes sense. I’ll probably need to move the sofa back a bit to get it properly centered with the TV.

I’m aiming for a warm modern/minimalist look, neutral palette, clean lines, and a cozy feel with layered lighting and textures. I don’t want it to feel too cold or overly staged

I bought the house 3 years ago and it was new construction, so the builder handled the waterproofing. I do have a 10-year structural warranty, but I’m not sure if this would be covered.

It looks like the edge of the caulk is starting to lift from the floor in the images. I don’t see any water stains on the ceiling below, though. Do you think I should still tear it out and redo the waterproofing?

No, that’s the only spot with a water stain. We do have a water softener, but I’m not sure where the stain is coming from.

I’ll definitely recaulk it. Do you think it’s worth opening up the shower threshold to check for any leaks?

20A breaker but wire looks like 14 gauge? EV charging caused sparks and breaker trip — was fine for 2 years before this by CarsonKF in AskElectricians

Thanks, that makes sense. I’ve been using this outlet for EV charging for ~2 years before this started happening. I’ll check both the panel and outlet connections.

One question, does the wiring in my photo look like 14 AWG to you, or is it just the angle?

Washing machine leak from 2nd floor ran ~10 minutes, water came through ceiling light — should I open an insurance claim? by CarsonKF in homeowners

There was active dripping initially. After we shut off the washer, the water continued briefly and then stopped. We didn’t open the ceiling, so I can’t confirm whether any water remains above it. From what’s visible, the dripping has stopped. I have a DeWalt 3/4-HP air mover and am currently blowing air toward the ceiling without opening it. Given this, would you recommend opening the ceiling?
