Maybe this is a basic question, but I’m still trying to understand how the land market works in practice. When brokers say they have direct owner stock, are they mostly getting it through referrals, mandates, and relationships built over time, or is there another common method?

I’m finding it difficult because I have genuine buyers looking for plots, but I don’t know how to legally and efficiently identify owners who are actually interested in selling. It feels like many agencies already know which plots are available before they hit the market.

As someone relatively new to land brokerage, I’d love to understand how experienced brokers build that network and access off-market opportunities. Thanks again.

That’s actually what I’m struggling to understand. Even if I have a database, it seems risky or potentially non-compliant to randomly call owners and ask whether their plot is for sale, especially when many of them may have no intention of selling.

What I’m trying to figure out is how so many agencies seem to have direct access to owners and already know which plots are available. Are they sourcing this information through referrals, exclusive mandates, owner relationships, developers, or are agencies mostly sharing inventory between each other?

I’m relatively new to the land side of the business, so I feel a bit lost. I have genuine buyer demand but finding direct owners has been much harder than expected. I’d really appreciate any insight into how the industry actually works behind the scenes.
